IN INSTITUTIONAL DISTRICT
The intent of the IN district is to provide a separate land use classification for educational uses, public parks, government buildings and grounds, public facilities and other publicly owned properties.
(a)
Public education facilities and their customary accessory uses;
(b)
Publicly owned parks, recreation areas; libraries; civic centers and cultural centers;
(c)
Other publicly owned property, facilities and their customary accessory uses.
Uses and structures which:
(a)
Are customarily accessory and clearly incidental and subordinate to permitted or permissible uses and structures.
(b)
Child care centers when operated or licensed by the public agency on the site.
(a)
Communication towers, subject to waiver and performance standards set forth at division 40, Communication tower regulations;
(b)
Potable water and sewer treatment facilities;
(c)
Sports stadiums owned or operated by the public or public-private partnership use on the site;
(d)
Public utility and service structures.

The maximum height for any building shall be 100 feet.
3.23.6.1 There are no minimum lot size requirements for this district.
3.23.6.2 The site shall contain a minimum of 25 percent open space.
3.23.7.1 Front yard. A minimum distance of 25 feet shall be provided from the closer of the front lot line or the existing or planned street rights-of-way to the building site.
3.23.7.2 Side and rear yard(s). The minimum side and rear setbacks shall be five feet when adjacent to nonresidential or medium to high density residential land uses. A minimum distance of ten feet shall be required when adjacent to property with a low density residential land use designation.
Where an IN district abuts a lot with a residential land use or zoning designation, a minimum five-foot landscape buffer shall be required along the adjacent setback.
Parking shall be permitted in any required yard setback, but shall not encroach into any required landscape buffer areas.
For any property zoned IN, a master sign plan must be submitted for approval with the site plan application.

For property zoned IN, the planning board must approve any proposed change in use prior to any construction activity occurring.
