R-1AAA, R-1AA, AND R-1A SINGLE-FAMILY DWELLING DISTRICTS

3.6.1 - Description of districts.

These districts comprise certain lands, water, and structures having a low density of development; they are single-family residential in character and have additional open space where it is desirable and likely that such similar development will occur and continue. Uses are limited primarily to single-family dwellings and such nonresidential uses as are intended to provide service to immediate and adjacent uses.

3.6.2 - Uses permitted.

Within any R-1AAA, R-1AA and R-1A single-family dwelling district, no building, structure, land, or water shall be used except for one or more of the following uses:

(a)

Single-family dwellings and their customary accessory uses;

(b)

Boathouses and boat docks as accessory uses, providing the roof of said boathouse does not exceed ten feet above the mean high-water line;

(c)

Public parks, parkways, and land resources;

(d)

Public golf course, playground and playfield;

(e)

Public local schools;

(f)

Foster homes;

(g)

Family day care homes;

(h)

Adult congregate living facilities (six resident clients or less);

(i)

Community residential homes with six or fewer residents (see section 3.44.23, Community residential homes);

(j)

Home occupations (see definition);

(k)

Not more than one attached or detached guest house (with no cooking facilities) for each permitted single-family dwelling.

3.6.2.1 Permitted accessory uses and structures: Uses and structures which:

(a)

Are customarily accessory and clearly incidental and subordinate to permitted uses and structures;

(b)

Do not involve the conduct of business on the premises;

(c)

Are located on the same lot as the permitted principal use or structure, or on a contiguous lot in the same ownership;

(d)

Are not of a nature likely to attract visitors in larger numbers than would normally be expected in a residential neighborhood;

(e)

Do not involve operations or structures not in keeping with the character of a single-family residential neighborhood.

3.6.3 - Conditional uses.

(a)

Houses of worship with their attendant educational and recreational buildings and off-street parking;

(b)

Privately owned golf courses and country clubs, not including miniature golf course, practice driving range, or par three course, provided that each parcel comprises at least 110 acres of land and that any required parking area is located at least 100 feet, and any building or structure is located at least 300 feet, from any other residentially zoned property; R-1AAA district only;

(c)

Not more than one attached or detached guest house, with cooking facilities, for each permitted single-family dwelling;

(d)

Parks and recreational areas, publicly or privately owned and maintained;

(e)

Public utility and service structures;

(f)

Schools, private and parochial (pre-kindergarten through grade 12);

(g)

Fire stations;

(h)

Community library.

3.6.4 - Building height.

No building or structure shall exceed 35 feet in height, unless otherwise provided for herein.

3.6.5 - Building site area regulations.

For lots that do not meet the following criteria, see section 3.44.18 this Code.

3.6.5.1 Each single-family dwelling structure located in an R-1AAA dwelling district shall be located on a lot or parcel of land having a usable area (see definitions, "net usable area") of not less than 15,000 square feet and a minimum width of 100 feet at the building line.

3.6.5.2 Each single-family dwelling structure located in an R-1AA dwelling district shall be located on a lot or parcel of land having an usable area (see definitions "net usable area") of not less than 10,000 square feet and a minimum width of 80 feet, measured at the building line.

3.6.5.3 Each single-family dwelling structure located in an R-1A dwelling district shall be located on a lot or parcel of land having an usable area (see definitions, "net usable area") of not less than 7,500 square feet and a minimum width of 70 feet, measured at the building line.

3.6.5.4 No residential project within any single-family district shall be approved at a density which exceeds the capacity of water, sewer or traffic circulation systems serving the site, taking into account other existing and approved project demands regardless of the size or configuration of the lots proposed for the development.

3.6.6 - Yard regulations (front, side, rear).

The following minimum front, side, and rear yards shall be observed:

3.6.6.1 R-1AAA single-family dwelling district:

(a)

Front: 25 feet.

(b)

Side: Ten feet inside, 25 feet street side.

(c)

Rear: 30 feet.

(d)

Waterfront: 30 feet from mean high-water line.

3.6.6.2 R-1AA single-family dwelling district:

(a)

Front: 25 feet.

(b)

Side: Ten feet inside, 25 feet street side.

(c)

Rear: 30 feet.

(d)

Waterfront: 30 feet from mean high-water line.

3.6.6.3 R-1A single-family dwelling district:

(a)

Front: 25 feet.

(b)

Side: Eight feet inside, 25 feet street side.

(c)

Rear: 25 feet.

(d)

Waterfront: 25 feet from mean high-water line.

3.6.7 - Minimum dwelling size.

Each single-family dwelling shall have a minimum living area, not including garages, carports, open or screened porches, or breezeways, as follows:

(a)

R-1AAA single-family dwelling district—1,600 square feet.

(b)

R-1AA single-family dwelling district—1,300 square feet.

(c)

R-1A single-family dwelling district—1,100 square feet.

3.6.8 - Maximum lot coverage.

3.6.8.1 For all buildings including accessory buildings:

(a)

R-1AAA district—30 percent.

(b)

R-1AA district—40 percent.

(c)

R-1A district—45 percent.

3.6.8.2 Other permissible uses in district:

(a)

R-1AAA district—20 percent.

(b)

R-1AA district—25 percent.

(c)

R-1A district—30 percent.

3.6.9 - Parking regulations.

3.6.12 - Sector plan and DRI requirements.

Sector plans (for properties outside the regional business center) and/or areawide developments of regional impact (DRI's) shall be required where properties and/or projects are of the magnitude and size as follows:

(a)

DRI applications are required for properties and/or projects that meet or exceed the DRI thresholds found in F.S. ch. 380.06, Developments of Regional Impact.

(b)

Residential projects greater than 1,000 units are required to submit a sector plan (see section 3.44.24, Sector plan).

3.6.13 - Animal regulation.
