R-2 ONE- AND TWO-FAMILY DWELLING DISTRICT

3.8.1 - Description of district.

This district is composed of certain areas intended to provide more intensive land use than single-family districts. Provision is made for the erection of duplex dwelling structures, but no multifamily structures. This district is situated so that it is well served by public and commercial services and has convenient access to thoroughfares and collector streets.

3.8.2 - Uses permitted.

Within an R-2 one- and two-family dwelling district, no building, structure, land or water shall be used except for one or more of the following uses:

(a)

Any use permitted in the R-1 single-family dwelling district.

(b)

One- and two-family dwelling structures, including the customary accessory uses.

(c)

Townhouse or cluster home developments.

3.8.3 - Conditional uses.

Any conditional uses permitted in the R-1AAA, R-1AA and R-1A single-family dwelling districts.

3.8.4 - Building height regulations.

No building or structure shall exceed 35 feet in height.

3.8.5 - Density regulations.

Refer to division 30, development intensity standards, for density and intensity requirements. Maximum density shall be set at the time of zoning.

3.8.6 - Sector plan and DRI requirements.

Sector plans (for properties outside the regional business center) and/or areawide developments of regional impact (DRI's) shall be required where properties and/or projects are of the magnitude and size as follows:

(a)

DRI applications are required for properties and/or projects that meet or exceed the DRI thresholds found in F.S. ch. 380.06, Developments of Regional Impact.

(b)

Residential projects greater than 1,000 units are required to submit a sector plan (see section 3.44.24, Sector plan).

3.8.7 - Building site area regulations.

Each dwelling structure, single or duplex, shall be located on a lot or parcel of land having a net useable area of not less than 7,500 square feet and a width of not less than 70 feet, measured at the building line.

3.8.8 - Yard regulations (front, side, rear).

The following minimum front, side, and rear yards shall be observed.

(a)

Front: 25 feet.

(b)

Side: Six feet, but in no case less than 15 feet combined, inside; 25 feet street side.

(c)

Rear: 25 feet.

(d)

Waterfront: 25 feet from mean high-water line.

3.8.9 - Minimum dwelling size.

In the R-2 one- and two-family dwelling districts, the following minimum living areas, not including garages, carports, open or screened porches, or breezeways, shall apply:

(a)

Single-family dwelling—800 square feet.

(b)

Duplexes—1,600 square feet

3.8.10 - Maximum lot coverage.

Includes accessory buildings:

(a)

Single-family dwellings and accessory structures—40 percent.

(b)

Two-family dwellings and accessory structures—55 percent.

(c)

Other permitted or permissible buildings in connection with permitted or permissible uses, including accessory buildings—30 percent.

3.8.11 - Parking regulations.
