CHAPTER 17

18 - R2MF RESIDENTIAL MULTIPLE-FAMILY DISTRICT*

17.18.010 - Purpose.

The purpose of the R2MF district is to provide for development of multiple-family residences in areas where a higher density of housing is desirable.

17.18.020 - Permitted uses.

A.

Buildings or premises in the R2MF district shall be used only for the following uses:

1.

All principal and accessory uses and structures permitted in the R1L district;

2.

Site-built and factory-built dwellings used for multiple-family dwelling purposes in conformity with the density formula for the district, subject to the following:

a.

All multiple-family dwellings shall provide accessory storage of a minimum height of seven feet and a minimum exterior floor area of:

i.

Fifty square feet per dwelling unit if the storage area is plumbed for a washer/dryer, water heater, and/or other similar encumbrance,

ii.

Thirty feet per dwelling unit if the accessory storage is free of the encumbrances described hereinabove,

b.

Accessory storage shall be either attached to or detached from the dwelling unit,

c.

Household goods, storage materials, building materials and other items incidental to the occupancy of the dwelling shall be contained within the required accessory storage building;

3.

Residential care homes, provided they meet the definition included in Chapter 17.04 of this code, are certified by the state as a care home, and have a city business license;

4.

Home occupations as defined in Chapter 17.06 of this code.

17.18.030 - Uses requiring a conditional use permit.

A.

The following uses may be permitted within the R2MF district subject to conditional use permit application and hearing procedures set forth in Chapter 17.08 of this code:

1.

Any conditional use permitted by use permit in the R1L district;

2.

Assisted living facility as defined in Chapter 17.04 of the city code;

3.

Fraternity and sorority houses;

4.

Nursing homes for the care of humans;

5.

Orphanages;

6.

Rooming houses and boarding houses;

7

Temporary mining operations;

8.

Other uses also determined to be similar and not detrimental to the public health, safety and welfare of the community.

17.18.040 - Prohibited uses.

A.

Manufactured and mobile homes are prohibited in the R2MF district.

B.

Storage containers used for any purpose.

17.18.050 - Density regulations.

A.

The provisions of the D3 density district shall apply in the R2MF zoning district. A density change to D2, D1 or PAD is necessary to achieve greater densities or different development standards.

17.18.060 - Off-street parking.

The off-street parking provisions of Chapter 17.44 of this code shall apply in the R2MF district.

17.18.070 - Signs.

The sign provisions of Chapter 17.42 of this code shall apply in the R2MF district.

17.18.080 - Landscaping and screening.

The landscaping and screening provisions of Chapter 17.48 of this code shall apply in the R2MF district.

17.18.090 - Refuse collection.

The refuse collection provisions of Chapter 17.06 of this code shall apply in the R2MF district.
