CHAPTER 17

38 - DENSITY DISTRICTS

17.38.010 - Purpose—Regulations—Map.

A.

Those areas of the city subject to the provisions of the ordinance codified in this chapter are divided into density districts according to the cross-references to use districts intended to be combined with use districts for the purpose of:

1.

Regulating lot area and dimensions;

2.

Amount of lot area required for each dwelling unit;

3.

Establishing yard width and depth; and

4.

Regulating building height, spacing and percent of lot coverage.

B.

The density districts shown in Tables 17.38.010 and 17.38.020, with the regulations thereof, which together with the general provisions applicable thereto, shall control just as though the same had been fully described in this section.

C.

These density districts are shown on the zoning map, Bullhead City zoning ordinance, which accompanies this chapter, and which map with all notations, references and other information as shown thereon, shall be as much a part of this chapter as if fully described herein.

17.38.020 - Yard dimensions—Generally.

The yard dimension minimums applicable to the respective density districts as defined in this chapter shall not apply to any commercially or industrially zoned lots except as set forth in Sections 17.38.030 and 17.38.040.

17.38.030 - Additional yards for buildings with commercial uses.

A.

Any residential district uses shall maintain the same yards required by the density district, except that where dwelling units, or guest units, occupy an upper floor, the ground floor of which is used for an allowable commercial purpose, such building may maintain the same yards as are permitted in the applicable commercial zoning district.

B.

A front yard of not less than twenty-five feet shall be required where the proposed building is on a lot contiguous to a residential zoned lot fronting on the same street.

C.

A side yard of not less than five feet shall be maintained where the side of the lot abuts a residential district or abuts an alley which is adjacent to a residential district.

D.

A rear yard of not less than fifteen feet shall be maintained where the rear of the lot abuts a residential district or abuts an alley which is adjacent to a residential district.

E.

On a corner lot, a minimum side yard of fifteen feet is required on the exterior side.

17.38.040 - Additional yards for buildings with industrial uses.

A.

There shall be a front yard of not less than fifty feet on all lots adjacent to or abutting any residential district or adjacent to major streets or highways.

B.

A side yard of not less than thirty feet shall be maintained where the side of the lot abuts a residential district or abuts an alley which is adjacent to a residential district.

C.

A rear yard of not less than thirty feet shall be maintained where the rear of the lot abuts a residential district or abuts an alley which is adjacent to a residential district.

2. Minimum dimension for width and depth individually. The minimum lot area shall prevail.

3. Setback requirements established at the time of original subdivision approval, if less, shall prevail over setbacks established in this table and elsewhere in this chapter.

4. Lots sizes established at the time of original subdivision approval shall comply with the D6 density district requirements in this table and elsewhere in this chapter.

5. Lots zoned single-family residential that are adjacent to golf courses, open spaces dedicated for park and recreation purposes, waterfront or the Colorado River and have less than seven thousand square feet of lot area shall be allowed sixty-five percent lot coverage provided no structure encroaches into an easement or required yard.

6. Lots may be allowed up to ten percent less of lot width, at the time of subdivision plat approval, provided that the total number of lots within a block divided into the cumulative width of all lots within the block yields an average lot width which is not less than the lot width required by the applicable density district.

7. Density district D-3 applicable only in Sections 19 and 24, T20N, R22W with a density map change.
