40 - RMH RESIDENTIAL MANUFACTURED HOMES
Sections:
The intent of this district is to provide for medium density single-family residential development, including manufactured homes and for neighborhood facilities to serve such development while preserving the residential safety, quality and nature of the area.

Accessory uses or buildings;

Child care facilities;
3.
Single-family dwellings;
4.
Home occupations;
5.
Manufactured homes Type 1, Type 2 and Type 3;
6.
Manufactured homes Type 4 permitted in licensed manufactured home parks;
7.
Modular homes;
8.
Open space;
9.
Relocated single-family dwelling unit;
10.
Temporary buildings for and during construction only (not to exceed one year).

Lot area for any use in this district shall be no less than six thousand (6,000) square feet and no lot width shall be less than fifty (50) feet.

Not more than thirty-five (35) percent of the lot area shall be occupied by the principal and accessory buildings. Each newly constructed dwelling and each manufactured home shall have a minimum of seven hundred (700) square feet of floor area.

Every lot shall have the following minimum yards:

Maximum building height in this district shall be twenty-four (24) feet.

Two off-street parking spaces shall be provided for each dwelling unit. Off-street parking for nonresidential uses shall be provided as specified in Chapter 17.92.

One off-street loading berth, as specified in Chapter 17.92, shall be required for each nonresidential building of over ten thousand (10,000) square feet of floor area.

Manufactured home parks will be developed as per the requirements set forth in Chapter 17.108.

Public and private schools;

Public and private parks.
