CHAPTER 17

36 - RE RESIDENTIAL ESTATES DISTRICT

17.36.010 - Intent.

The intent of this district is to provide for reasonable single-family development in areas not served by public sewer and water or areas with physical limitations.

17.36.020 - Permitted uses.

1.

Accessory uses or buildings;

2.

Agricultural uses;

3.

Barns and animal shelters;

4.

Noncommercial kennels;

5.

Child care facilities;

6.

Home occupations;

7.

Manufactured homes (Type 1);

8.

Modular homes;

9.

Open space;

10.

Planned unit developments;

11.

Single-family homes;

12.

Temporary buildings for and during construction only (not to exceed one year);

13.

The keeping of animals and fowl for family food production and the keeping of horses for private use, together with their dependent young.

17.36.030 - Lot area and width.

Lot area for this district shall be determined by existing soil conditions, groundwater conditions and other limitations for urban development. Under no circumstances shall the lot area be less than one acre with a lot width not less than one hundred fifty (150) feet.

17.36.040 - Lot coverage and floor area.

Not more than fifteen (15) percent of the lot area shall be occupied by the principal and accessory buildings. Each dwelling unit shall have a minimum of one thousand (1,000) square feet of floor area.

17.36.050 - Yards.

Every lot shall have the following minimum yards:

Front yard 25 feet
Rear yard 15 feet
Side yards 10 feet each side

17.36.060 - Building height.

Maximum building height in this district shall be thirty-two (32) feet.

17.36.070 - Off-street parking.

Two off-street parking spaces shall be provided for each dwelling unit. Off-street parking for nonresidential uses shall be provided as specified in Chapter 17.92.

17.36.080 - Animal enclosures—Setbacks.

Any stable, barn, hutch, pen, shed, or other such structure built to enclose or house animals or fowl shall be not less than one hundred (100) feet from any structure used for human occupancy, and shall be set back not less than fifty (50) feet from any property line.

17.36.090 - Permitted conditional uses.

The following uses may be permitted as conditional uses in the RE residential suburban district:

Churches;

2.

Community residential facilities;

3.

Country clubs;

4.

Golf courses;

5.

Manufactured homes Type 2;

6.

Private and public schools;

7.

Private and public parks;

8.

Relocated one-family dwelling units;

9.

Sand and gravel excavation;

10.

Veterinary clinics.
