32 - R-3 RESIDENTIAL MULTI-FAMILY DISTRICT
Sections:
The intent of this district is to provide for the development of medium density apartments. The district should provide a variety of housing types to serve the varied housing needs of area residents.

A.
Minimum lot area for single-family dwellings shall be not less than five thousand (5,000) square feet with a lot width of at least fifty (50) feet.
B.
Minimum lot area for other buildings shall be not less than five thousand (5,000) square feet plus one thousand (1,000) square feet for each additional unit over one with a minimum lot width of fifty (50) feet.

Not more than forty (40) percent of the lot area shall be occupied by the principal and accessory buildings. Each dwelling unit shall have a minimum of five hundred fifty (550) square feet of floor area.

Every lot shall have the following minimum yards:

Maximum building height in this district shall be twenty-eight (28) feet.

Off-street parking shall be provided in accordance with the requirements of Chapter 17.92.

The following uses may be permitted as conditional uses in the R-3 residential multi-family district:

Planned unit developments;

Professional offices;

Public buildings and uses;
8.
Public and private schools;
9.
Public and private parks;
10.
Relocated single-family dwellings;

Storage buildings;
12.
Public utilities.
