CHAPTER 17

24 - R-1 RESIDENTIAL, SINGLE-FAMILY DISTRICT 10,000 square feet

17.24.010 - Intent.

The intent of this district is to provide for low density single-family residential development and to provide for such community facilities and services as will serve the area's residents while protecting the residential character and quality of the area.

17.24.020 - Permitted uses.

1.

Accessory uses or buildings;

2.

Child care facilities;

3.

Home occupations;

4.

Modular homes;

5.

Newly constructed single-family dwellings;

6.

Open space;

7.

Temporary buildings for and during construction only (not to exceed one year).

17.24.030 - Lot area and width.

Lot area for any use in this district shall be no less than ten thousand (10,000) square feet and no lot width shall be less than seventy-five (75) feet.

17.24.040 - Lot coverage and floor area.

Not more than thirty-five (35) percent of the lot area shall be occupied by the principal and accessory buildings. Each dwelling unit shall have a minimum of one thousand (1,000) square feet of floor area.

17.24.050 - Yards.

Every lot shall have the following minimum yards:

Front yard 25 feet
Rear yard, principal structure 20 feet
Rear yard, accessory uses 10 feet
Side yard 8 feet each side

17.24.060 - Building height.

Maximum building height in this district shall be twenty-eight (28) feet.

17.24.070 - Off-street parking.

Two off-street parking spaces shall be provided for each dwelling unit. Off-street parking for nonresidential uses shall be provided as specified in Chapter 17.92.

17.24.080 - Off-street loading.

One off-street loading berth, as specified in Chapter 17.92, shall be required for each nonresidential building of over ten thousand (10,000) square feet of floor area.

17.24.090 - Permitted conditional uses.

The following uses may be permitted as conditional uses in the R-1 residential single-family district:

1.

Accessory apartments;

2.

Churches;

3.

Community residential facilities;

4.

Public and private schools;

5.

Public and private parks.
