CHAPTER 17

44 - RP RESIDENTIAL PROFESSIONAL

17.44.010 - Intent.

The intent of this district is to provide for small professional service activities required by neighborhood residents, while still maintaining a residential character. Activities shall be limited to those which are completely enclosed within a building.

17.44.020 - Permitted uses.

1.

Accessory uses or buildings;

2.

Clinics;

3.

Child care facilities;

4.

Hospitals;

5.

Nursing homes;

6.

Open space;

7.

Professional offices;

8.

Public buildings and uses;

9.

Signs;

10.

Temporary buildings for and during construction (not to exceed one year).

17.44.030 - Lot area and width.

Lot area for this district shall be adequate to provide for required yards and off-street parking, but in no case less than five thousand (5,000) square feet and fifty (50) feet in width.

17.44.040 - Lot coverage.

The entire lot, exclusive of required yards and parking, may be occupied by the principal and accessory buildings.

17.44.050 - Yards.

Every lot shall have the following minimum yards:

Front yard 25 feet

Rear yard 20 feet

Side yards 8 feet each side

17.44.060 - Building height.

Maximum building height in this district shall be twenty-eight (28) feet.

17.44.070 - Off-street parking.

Off-street parking shall be provided in accordance with Chapter 17.92.

17.44.080 - Off-street loading.

Off-street loading shall be provided in accordance with Chapter 17.92.

17.44.090 - Permitted conditional uses.

The following uses may be permitted as conditional uses in the RP residential professional district:

1.

Churches;

2.

Community residential facilities;

3.

Private and public schools.
