CHAPTER 17

20 - AO AGRICULTURAL/OPEN SPACE ZONE

17.20.010 - Intent.

The intent of this district is to discourage small tract development in areas of agriculture importance and in open space areas. It is intended that through the use of this district, agricultural pursuits will be encouraged and open space concerns protected.

17.20.020 - Permitted uses.

1.

Accessory uses and buildings, including dwellings to house employees working on the farm or ranch;

2.

Agricultural uses;

3.

Commercial and noncommercial kennels;

4.

Child care facilities;

5.

Community residential facilities;

6.

Home occupations;

7.

Greenhouses;

8.

Landscaping;

9.

Manufactured homes (Type 1);

10.

Modular homes;

11.

Nurseries;

12.

Open space;

13.

Planned unit developments;

14.

Riding facilities;

15.

Single-family dwellings;

16.

Sale of products produced on the premises;

17.

Veterinary clinics;

18.

Temporary buildings for and during construction only (not to exceed one year).

17.20.030 - Lot area and width.

Maximum lot area in this district shall be ten acres with a lot width not less than three hundred thirty (330) feet.

17.20.040 - Lot coverage and floor area.

No more than ten percent of the lot area shall be covered by the principal and accessory buildings. Each dwelling unit shall have a minimum floor area of one thousand (1,000) square feet.

17.20.050 - Yards.

Every lot shall have the following minimum yards:

Front yard 35 feet
Rear yard 25 feet
Side yard 25 feet each side

17.20.060 - Building height.

Maximum building height for buildings designed and constructed for human occupancy shall be thirty-two (32) feet. All other structures shall be a maximum of sixty (60) feet.

17.20.070 - Off-street parking.

Two off-street parking spaces shall be provided for each dwelling unit.

17.20.080 - Animal enclosures—Setbacks.

Except for pastures, any stable, barn, hutch, pen, shed, or other such structure built to enclose or house animals or fowl shall be not less than one hundred (100) feet from any structure used for human occupancy, and shall be set back not less than fifty (50) feet from any property line.

17.20.090 - Permitted conditional uses.

The following uses may be permitted as conditional uses in the AO agricultural open space zone:

1.

Churches;

2.

Country clubs;

3.

Golf courses;

4.

Manufactured Homes—Type 2;

5.

Private and public schools;

6.

Private and public parks;

7.

Public buildings;

8.

Public utilities;

9.

Travel trailer parks and campgrounds;

10.

Sand and gravel excavation;

11.

Temporary commercial uses.
