- "SF-18" SINGLE-FAMILY RESIDENTIAL DISTRICT REGULATIONS
A building or premise shall be used only for the following uses:
1.
Single-family dwellings, including uses permitted in the "SF-ED" district.
2.
Farms, nurseries, greenhouses or truck gardens, limited to the propagation and cultivation of plants, provided no retail or wholesale business is conducted on the premises.
3.
Parks, playgrounds, community buildings, museums and other public recreational facilities, owned and/or operated by the municipality or other public agency; and privately owned and maintained recreation areas.
4.
Public buildings, including libraries, museums, police and fire stations, and similar public uses or facilities.
5.
Real estate sales offices during the development of residential subdivisions, but not to exceed two years.
6.
Public schools (kindergarten through high school).
7.
Temporary buildings for use incidental to construction work on the premises, which said buildings shall be removed upon the completion or abandonment of construction work.
8.
Water supply reservoirs, pumping plants and towers.
9.
Telephone exchange provided no public business and no repair or outside storage facilities are maintained.
10.
Sewage treatment plant (public operated).
11.
Water treatment plant.
12.
Non-commercial stables as an accessory use to the housing of animals owned by the resident.
13.
Home occupation.
14.
Such uses as may be permitted under provisions of special use permits, section 12-30-6.

The maximum height regulations will be:
35 feet nor more than two and one-half stories high.

1.
Minimum size of yards.
(A)
Front yard: 30 feet. Where lots have double frontage running through from one street to another, the required front yard shall be provided on both streets.
(B)
Side yard: Ten percent of the lot width, but in no case shall the side yard be less than eight feet. A side yard adjacent to a street shall not be less than 15 feet. Allowable non-residential uses shall be not less than 25 feet.
(C)
Rear yard: 20 feet.

Minimum size of lot:
(A)
Lot area: 18,000 square feet.
(B)
Lot width: 100 feet.
(C)
Lot depth: 150 feet.
3.
Minimum dwelling size: 2,000 square feet, exclusive of garages, breezeways and porches.
4.
Maximum lot coverage: 25 percent of the total lot area may be covered by the combined area of the main buildings and accessory buildings.
Two enclosed spaces behind the front yard line. Off-street parking spaces shall be provided in accordance with the requirements for special uses set forth in article 31. Where lots are adjacent to an alley, the enclosed parking area (garage) must be accessed off of the alley only.

At least 80 percent of the exterior walls of the first floor of all structures shall be of masonry construction (see section 12-42-1) exclusive of doors, windows, and the area above the top plate line. Each story above the first floor of a straight wall structure shall be at least 80 percent masonry exclusive of doors, windows and the area above the top plate line.
