64 - ZONING—R-20 RESIDENTIAL ZONE
It is the purpose of this district to permit residential in-filling in rural areas of the township that have already experienced development. Such in-filling shall be in harmony with existing development and conform to the following minimum standards.

Single-family detached dwelling units;
B.
Township buildings, parks, playgrounds or other township facilities.

Private residential tool sheds not to exceed one hundred twenty (120) square feet in floor area or ten (10) feet in height;
B.
Private garage;
C.
Private swimming pool, in conformance with Section 16.18.150;
D.
Renewable energy facilities in accordance with Sections 16.85.020 and 16.85.030;
E.
Retaining wall structures, in conformance with Section 16.18.160.

Subject to the provisions of Chapter 16.84, the following conditional uses may occur in this zone:
A.
Schools;
B.
Churches.

Minimum Lot Area. The minimum lot area shall not be less than twenty-two thousand five hundred (22,500) square feet per family for every building erected or used in whole or in part as a dwelling.
B.
Minimum Frontage Requirement. Each lot shall have a minimum frontage on an improved township street not less than one hundred twenty-five (125) feet.
C.
Building Coverage. Not more than twenty (20) percent of the area of each lot may be occupied by buildings.
D.
Minimum Yard Setbacks.
E.
Height Limitation. No building shall exceed thirty-five (35) feet in height.
F.
Minimum Yard Setbacks for Accessory Buildings.
