CHAPTER 16

78 - ZONING—B-2 INTERSTATE BUSINESS II ZONE

16.78.010 - Specific intent.

It is the purpose of this district to provide for the development of a commercial district servicing principally the needs of interstate highway users or transients and/or not necessarily the citizens of East Greenwich Township.

16.78.020 - Permitted uses.

A.

Restaurants with a minimum of one hundred (100) seats at tables;

B.

A drive-through restaurant, when provision of safe and adequate parking, safe circulation and the proper management of trash and litter;

C.

Hotels and motels subject to the following standards:

1.

Any hotel or motel constructed must contain a minimum of twenty (20) units of accommodation, exclusive of permanent, on-site superintendent's living quarters. The minimum number of units of accommodation in any single building shall be ten (10).

2.

Each unit of accommodation shall contain a minimum floor area of two hundred fifty (250) square feet. Ceilings shall be a minimum of eight feet in height.

3.

Each unit of accommodation shall include a minimum of two rooms, a bedroom and a separate bathroom, which affords privacy to within such room and which is equipped with a toilet, wash basin and a bathtub or shower, all properly connected to a water and sewer system.

4.

There shall be a residency limitation on all guests of thirty (30) days maximum. The foregoing limitation shall not apply to an employee living on the premises.

5.

Facilities for in-house dining to service a minimum of thirty (30) residents;

D.

A bank or fiduciary institution;

E.

Indoor theatres;

F.

Warehousing;

G.

Truck and car wash;

H.

Office;

I.

Agricultural uses, as permitted in RR district;

J.

Light fabrication;

K.

Contractor services provided that not more than thirty (30) percent of the lot area is used for outdoor storage. All storage areas shall be screened and buffered from adjacent lots;

L.

Electronics and parts assembly;

M.

Any accessory use on the same lot which is customarily incidental to any of the above permitted uses.

16.78.021 - Permitted accessory uses.

A.

Renewable energy facilities in accordance with Sections 16.85.020 and 16.85.030.

16.78.030 - Conditional uses.

Subject to the provisions of Sections 16.84.030 and 16.84.040, the following conditional uses may occur in this district:

A.

Limited industry;

B.

Motor vehicle and truck service and fueling stations.

16.78.040 - Dimensional restrictions—Other regulations.

A.

Minimum Lot Area. The minimum lot size for development shall be one acre. The minimum planning district for this zone is five acres.

B.

Minimum Frontage Requirement. For each lot there shall be a minimum frontage on a township street of two hundred (200) feet at the property line.

C.

Buildings Coverage Limit. Not more than thirty-five (35) percent of the area of any lot may be occupied by buildings.

D.

Front Yard. There shall be a front yard on any street which a lot abuts, which yard shall not be less than forty (40) feet in depth from the right-of-way. (See Section 16.48.040.)

E.

Side Yard. There shall be a minimum side yard of twenty-five (25) feet from each side property line.

F.

Rear Yard. A rear yard of not less than fifty (50) feet shall be provided.

G.

Building Height. Buildings and other structures shall not exceed sixty-five (65) feet in height.

H.

Impervious Coverage Limit. A maximum eighty-five (85) percent of the area of a lot may be covered with impervious material.

I.

Clearing Limit. A maximum of ninety (90) percent of a lot may be cleared of vegetation for the purpose of constructing improvements.

J.

Vegetated Area. At least twenty (20) percent of area of each lost must be covered by vegetation.

16.78.050 - Signs.

See Chapter 16.42.

16.78.060 - Buffers.

A minimum buffer of fifty (50) feet shall be provided along any common property line with a residential structure. (See Chapter 16.28 for additional standards.)

Within the front yard, the first twenty (20) feet from the proposed right-of-way line shall remain in green area and landscaped.

16.78.070 - Off-street parking and loading.

Parking is prohibited in the front yard of any building facing a county road or Swedesboro Avenue. (See Chapter 16.22.)

16.78.080 - Architectural controls.

For all buildings with frontage on Swedesboro Avenue or a county road, the following architectural standards shall apply:

A.

A minimum of fifty (50) percent of the facade facing the street shall consist of decorative masonry and glass. The masonry shall consist of brick, stone, decorative block, or the like. The glass may be windows or fixed glass panels.

B.

Architectural elevations of all elevations shall be reviewed by the planning board.
