72 - ZONING—HD KINGS HIGHWAY HISTORIC DISTRICT
The purpose of this district is to enhance the historic image of Clarksboro, Mickleton and Mount Royal by maintaining a framework and district for historic renovation, and providing design opportunities for new development to be complimentary to existing structures.

Renewable energy facilities in accordance with Sections 16.85.020 and 16.85.030. Ground-mounted solar energy facilities must be setback a minimum of one hundred (100) feet from Kings Highway and not in any front yard, and must be completely shielded from view with a year-round landscape screen.

A.
Minimum Lot Area. The minimum lot area shall not be less than fifteen thousand (15,000) square feet per family.
B.
Minimum Frontage Requirement. Each lot shall have a minimum frontage requirement on an improved municipal street of not less than one hundred (100) feet.
C.
Building Coverage. Not more than twenty-five (25) percent of the area of each lot may be occupied by buildings.
D.
Front Yard. There shall be a front yard on each street on which a lot fronts of not less than fifty (50) feet in depth. (See Section 16.48.040.)
E.
Side Yards. There shall be an aggregate side yard total of not less than thirty (30) feet on each lot, with a minimum of twelve (12) feet on one side.
F.
Rear Yard. There shall be a rear yard on each lot which shall not be less than forty (40) feet.
G.
Building Heights. Buildings and other structures shall not exceed thirty-five (35) feet in height.
H.
Minimum Yard Setbacks for Accessory Buildings.
If the lot has frontage on two streets, the front yard provision governs.

Architectural Standards.

Garages shall be placed at the rear of the main building unless it is incorporated into a corner lot, but in any case garage doors should not be visible from Kings Highway.
3.
Front porches are suggested on all new construction.
J.
Parking. Parking is prohibited between the front of the house and the street, unless the frontage is two hundred fifty (250) feet or greater, and the parking is part of a curvilinear drive.
K.
New Construction. New construction along Kings Highway shall include sidewalk, benches, historic lanterns and street trees.
