70 - ZONING—C COMMERCIAL ZONE
For the purposes of this chapter, a "commercial zone" is defined as a district adjacent to residential districts in which such uses are permitted as are normally required for the daily commercial needs of the residents of the locality only.

Local retail activities of and similar to the following types:
A.
Jewelry stores;
B.
Drugs and pharmaceuticals;
C.
Confectionery;
D.
Stationery and tobacco;
E.
Hardware and paints;
F.
Bakery;
G.
Periodicals and newspapers;
H.
Offices;
I.
Barber and beauty shops;
J.
Shoe repairing;
K.
Florist shop;
L.
Dry cleaning;
M.
Tailor shops;
N.
Telegraph and express office;
O.
Appliance and television repair shops.

None of the above permitted uses shall be established in the same structures as apartments or residences.

A.
Minimum Lot Area. The minimum lot size for development shall be fifteen thousand (15,000) square feet.
B.
Minimum Frontage Requirement. For each lot, there shall be a minimum frontage on at least one street of one hundred (100) feet.
C.
Building Coverage Limit. Not more than thirty (30) percent of the area of each lot may be occupied by buildings.
D.
Front Yard. There shall be a front yard on any street which a lot abuts. Such front yard shall be a minimum of forty (40) feet in depth from the right-of-way. (See Section 16.48.040.)
E.
Side Yard. There shall be a minimum side yard of ten (10) feet from each side of the property line.
F.
Rear Yard. A rear yard of not less than twenty-five (25) feet shall be provided.
G.
Building Height. Buildings and other structures shall not exceed thirty-five (35) feet in height.
H.
Minimum Floor Area Requirements.
1.
One-story building, one thousand (1,000) square feet.
2.
Two or more story building, one thousand (1,000) square feet for first floor; total area, one thousand seven hundred fifty (1,750) square feet.
I.
Maximum Building Size. The maximum building size shall be ten thousand (10,000) square feet.
J.
Green Area. The first fifteen (15) feet from the right-of-way line shall be a landscaped area where parking is not permitted.
K.
Impervious Coverage. The maximum amount of building and paving is seventy (70) percent. Thirty (30) percent shall be maintained in a green area.
