66 - ZONING—R-15 RESIDENTIAL ZONE
It is the purpose of this zone to permit residential in-filling consistent with existing patterns and the current trends of development for alternative housing.

Township buildings, parks, playgrounds or other township facilities.

Private residential tool sheds not to exceed one hundred twenty (120 )square feet in floor area or ten (10) feet in height;

Private pool, in conformance with Section 16.18.150;
D.
Renewable energy facilities in accordance with Sections 16.85.020 and 16.85.030;
E.
Retaining wall structures, in conformance with Section 16.18.160.

Subject to the provisions of Chapter 16.84, the following conditional uses may occur in this zone:

Schools;
B.
Churches.

A.
Minimum Lot Area. The minimum lot area shall not be less than fifteen thousand (15,000) square feet per family for every building erected or used in whole or in part as a dwelling.
B.
Minimum Frontage Requirement. Each lot shall have a minimum frontage requirement on an improved township street of not less than one hundred (100) feet.
C.
Building Coverage. Not more than twenty-five (25) percent of the area of each lot may be occupied by buildings or other permanent structures, or structures affecting impervious coverage, including swimming pools, tennis courts, permanent concrete patios, etc.
D.
Minimum Yard Setbacks.
E.
Height Limitations. No building shall exceed thirty-five (35) feet in height.
F.
Minimum Yard Setbacks for Accessory Buildings.
