CHAPTER 16

B-1 NEIGHBORHOOD BUSINESS DISTRICT

10-16-1: GENERAL DESCRIPTION:

The Neighborhood Business District is intended to permit the development of retail sales and personal services required to meet the day-to-day needs of a fully developed neighborhood. Stores, businesses and offices in this zone should be convenient and useful to the majority of the neighborhood residents. (Ord. 18-08, 6-3-2019)

10-16-2: PERMITTED PRINCIPAL USES:

Antique or custom furniture shop with incidental upholstery.
Appliance store.
Art gallery.
Bakery with baking limited to goods for retail sales on the premises.
Bank or other financial enterprise (without drive-through).
Barber or beauty shop.
Bicycle sales and service.
Book or stationery store.
Business or professional office.
Cafe or restaurant.
Camera or photographic supply shop.
Candy or ice cream store.
Catering within a building.
Consignment shop.
Costume rental.
Day care center meeting State and local permits with fenced play area.
Delicatessen.
Dress-making or millinery.
Drugstore.
Dwelling, above ground floor.
Fabric shop.
Floor covering store.
Florist shop.
Furniture store including incidental upholstering.
Gift shop.
Grocery store.
Hardware or paint store.
Health/recreational and physical training club.
Hobby shop.
Interior decorating shop including upholstery and drape making.
Jewelry store.
Locksmith.
Picture-making shop.
Private clinics for human care.
Public parks.
Restaurant, not drive-in or drive-thru.
Shoe store.
Travel agent office.
Variety store.

10-16-3: PERMITTED ACCESSORY USES:

Other accessory uses customarily incidental to a permitted principal use, including signs as regulated by City ordinance and State Statutes, whichever is more restrictive. (Ord. 18-08, 6-3-2019)

10-16-4: WHEN AUTHORIZED BY BOARD OF ZONING APPEALS:

Dwellings.
Public parking lot, public parking garage, customer and other accessory parking area, subject to applicable provisions in this title.
Self-service laundry. (Ord. 18-08, 6-3-2019)

10-16-5: HEIGHT REGULATIONS:

   (A)   No structure shall exceed three (3) stories or forty five feet (45') in height, except as provided in the applicable provisions of this title. (Ord. 18-08, 6-3-2019)

10-16-6: YARD REQUIREMENTS:

The following minimum requirements shall be observed, subject to the additional requirements, exceptions and modifications in the applicable provisions of this title:

None, except where adjoining an R District, then same as the least width required in that R District
10' except where adjoining an R District, the same as R Districts. No rear yard depth requirement will be necessary where there is an existing alley at the rear of the lot or an alley is to be constructed providing said existing alley together with any addition thereto, or any newly constructed alley will have a width of not less than 22'

10-16-7: PROHIBITED USES:

Boarding and lodging houses.
Major auto repair, auto salvage and wrecking operations, and industrial metal and waste salvage operations and junkyards.
