CHAPTER 7

SE SUBURBAN ESTATES DISTRICT

10-7-1: GENERAL DESCRIPTION:

The SE Suburban Estates District is established to provide for single-family detached housing opportunities in a rural setting at a low density and to preserve open space and natural features. This district is intended to provide a natural buffer between the strictly urban characteristics of the R-1 Residence District or R-2 Residence District. The primary difference between the SE and the AG Districts is lot size and the allowance of livestock in the AG District. (Ord. 18-08, 6-3-2019)

10-7-2: PERMITTED PRINCIPAL USES:

Essential services and Municipal administrative or public service buildings not less than twenty feet (20') from any lot.
Gardening.
Nursery or greenhouse.
One-family detached dwelling.
Public libraries.
Public parks, playgrounds, and community center.
Accessory uses and buildings incidental to the above uses. (Ord. 18-08, 6-3-2019)

10-7-3: PERMITTED ACCESSORY USES:

Living quarters for persons employed on the premises.
Minor home occupation as defined.
Private garages or parking areas.
Other uses incidental to a permitted use. (Ord. 18-08, 6-3-2019)

10-7-4: WHEN AUTHORIZED BY BOARD OF ZONING APPEALS:

Cemetery.
Community center.
Major home occupation as defined.
Municipal buildings.
Off street parking facilities.
Outdoor recreational facilities such as golf courses, country clubs, and tennis courts.
Public and parochial schools, churches, and centers not less than twenty feet (20') from any lot in an R District.
Public or private recreational facilities, (i.e., golf course, marina, boat dock).
Roadside stand selling products grown on premises.
Utility stations without service yards or storage.
Any other similar uses deemed to be consistent by the Board of Zoning Appeals. (Ord. 18-08, 6-3-2019)

10-7-5: HEIGHT REGULATIONS:

   (A)   No principal structure shall exceed three (3) stories or thirty five feet (35').
   (B)   Farm buildings such as barns, silos, windmills and places of public assembly such as schools and other permitted public and semi-public buildings not to exceed six (6) stories or seventy five feet (75'), provided that for each foot by which the height of such building exceeds the maximum height otherwise permitted in the district, its side and rear yards shall be increased in width or depth by an additional foot over the side and rear yards required for the highest building otherwise permitted in the district. 10-7-6: LOT AREA AND YARD REQUIREMENTS:

The following minimum requirements shall be observed for both primary and accessory buildings. No accessory building shall be located in a front yard.
