CHAPTER 5

AG AGRICULTURAL PRESERVATION DISTRICT

10-5-1: GENERAL DESCRIPTION:

This district is intended to provide regulations for those areas situated on the fringe of the urban area that are used for agricultural purposes, but which will be undergoing urban development between existing agricultural uses and planned residential, commercial, or industrial uses. 10-5-2: PERMITTED PRINCIPAL USES:

Cemeteries.
Churches.
Farm.
Farm dwelling unit.
Gardening.
Governmental uses.
Greenhouses, commercial and not commercial.
Home occupation (minor).
Indoor kennels.
Livestock not less than one hundred feet (100') from Residentially zoned private property.
Nurseries, commercial.
One-family detached dwelling.
Private stable.
Public parks and forest preserves.
Roadside stand offering for sale only products grown on the premises.
Schools.
Solar farm.
Transmission and distribution lines, and pipelines of public utility companies within existing public rights-of-way.
Uses customarily accessory to farm operations.
Any other similar uses deemed to be consistent. (Ord. 18-08, 6-3-2019)

10-5-3: PERMITTED ACCESSORY USES:

Other uses incidental to a permitted use. (Ord. 18-08, 6-3-2019)

10-5-4: WHEN AUTHORIZED BY BOARD OF ZONING APPEALS:

Agribusiness.
Aircraft hangars/tie downs.
Airstrips/runways and heliports.
Auction barns.
Bulk storage of fuel and fertilizers.
Child care facilities.
Commercial excavation of natural materials and improvements of a stream, lake or river channel and removal of dirt and/or topsoil, quarry, borrow pits.
Density increase for residential dwellings.
Grain elevator.
Home occupation (major).
Landscape contractors.
Mobile home dwelling for a period of one year with the right of renewal for additional periods of one year for those instances where a unique and substantial hardship is found to be in existence for the protection of property or for the shelter of an immediate blood relative with a severe physical condition, with appropriate documentation.
Outdoor kennels, animal hospitals, veterinary clinics.
Private recreational use on land that is located along a body of water.
Public or private recreational facilities, (i.e., golf course, marina, boat dock).
Recreational camps.
Recreational vehicle parks.
Residential care homes.
Riding stable.
Temporary uses.
Any other similar uses deemed to be consistent by the Board of Zoning Appeals. (Ord. 18-08, 6-3-2019)

10-5-5: HEIGHT REGULATIONS:

No structure shall exceed three (3) stories or thirty five feet (35') for the principal structure. (Ord. 18-08, 6-3-2019)

10-5-6: LOT AREA AND YARD REQUIREMENTS:

The following minimum requirements shall be observed for both primary and accessory buildings. No accessory building shall be located in a front yard.
