35 - F-2 CONDOMINIUM DISTRICT

The regulations set forth in this chapter, or set forth elsewhere in this title when referred to in this chapter, are the district regulations in the F-2 condominium district.

A building or premises shall be used only for the following purposes:
(1)
Any use permitted in the zone in which the land was located prior to its conversion to a condominium district;
(2)
Condominiums.

The height and area regulations set forth in Chapter 20.60 shall be observed.

Off-street parking spaces shall be provided in accordance with the requirements for specific uses set forth in Chapter 20.64.

A building or premises shall be subject to the following restrictions:
(1)
Every dwelling unit shall have access to a street, court, walkway or other accessway designed for public use through dedication, easement or right-of-way.
(2)
No detached or semidetached structure shall be erected within twenty-four feet of any other.
(3)
Separate gas, electric, water meters and shutoff valves shall be provided for each unit and plumbing fixture, except a common water meter for a separate building may be installed in lieu of a water meter for each unit.
(4)
A limit of ten dwelling units per building.
