20 - R-1 SINGLE-FAMILY DWELLING DISTRICT

The regulations set forth in this chapter, or set forth elsewhere in this title when referred to in this chapter, are the district regulations in the R-1 single-family dwelling districts.

A building or premises shall be used only for the following purposes:
(1)
Single-family dwellings;
(2)
Parks and playgrounds;
(3)
Golf courses, except miniature courses and driving tees operated for commercial purposes;
(4)
Home occupations;
(5)
Accessory buildings as regulated in Section 20.60.080, and accessory uses, customarily incident to the above uses (not involving the conduct of business);
(6)
Temporary buildings for uses incidental to construction work, which buildings shall be removed upon occupancy of the completed construction or abandonment of the construction work, whichever occurs first;
(7)
Nursing homes as provided for in Section 20.68.040(9);
(8)
Private dancing schools as provided for in Section 20.68.040(21).

Adaptive reuse of a special use building as provided in Section 20.68.040(30).

The height and area regulations set forth in Chapter 20.60 shall be observed.

Off-street parking spaces shall be provided in accordance with the requirements for specific uses set forth in Chapter 20.64.

The keeping of chickens and structures to shelter chickens are permitted accessory uses for detached single-family uses subject to the restrictions and provisions set forth in Chapter 7.10, "Urban Chickens."
