28 - R-3 TWO-FAMILY DWELLING DISTRICT

The regulations set forth in this chapter, or set forth elsewhere in this title when referred to in this chapter, are the district regulations in the R-3 two-family dwelling district.

A building or premises shall be used only for the following purposes:
(1)
Any use permitted in the R-2 single-family district;
(2)
Two-family dwellings;
(3)
On application, filed as provided for in Chapter 20.68, a single-family residence may be remodeled to accommodate more than two families after the following requirements have been met:
(A)
Plans of the proposed change showing architecture and location on the lot must be submitted to and approved by the city engineer,
(B)
The application with the plans must be submitted to the city plan commission and its report filed with the board of adjustment as provided for in Chapter 20.68,
(C)
After the filing of the report as required above, the application shall be presented to the board of adjustment for its approval or disapproval,
(D)
In the event the application is approved, the board of adjustment shall issue a permit as provided for in Chapter 20.68.

Adaptive reuse of a special use building as provided in Section 20.68.040(30).

The height and area regulations set forth in Chapter 20.60 shall be observed.

Off-street parking spaces shall be provided in accordance with the requirements for specific uses set forth in Chapter 20.64.
