52 - M-1 LIGHT INDUSTRIAL DISTRICT

The regulations set forth in this chapter, or set forth elsewhere in this title, when referred to in this chapter, are the regulations in the M-1 light industrial district.

A building or premises shall be used only for the following purposes:
(1)
Any use permitted in the C-3 central business district, except that no dwelling other than that for a resident watchman or caretaker employed on the premises shall be permitted;
(2)
The following uses are permitted, such permitted uses being generally wholesale and retail trade, service industries and light industries that manufacture, process, store and distribute goods and materials and are in general dependent on raw materials refined elsewhere, and manufacture, compounding, processing, packaging or treatment as specified of the following products or similar products:
(A)
Chemical and allied products:
Cosmetics and toiletries (compounding only)
Ice manufacture, including dry ice
Ink manufacture (mixing only)
Insecticides, fungicides, disinfectants and related industrial and household chemical compounds (blending only)
Perfumes and perfumed soap (compounding only)
Pharmaceutical products
Soap, washing or cleaning powder or soda (compounding only),
(B)
Food and beverage products:
Chewing gum manufacture
Chocolate, cocoa and cocoa products, processing and packaging only
Coffee, tea and spices, processing and packaging only
Condensed and evaporated milk, processing and canning only
Fruit and vegetable processing (including canning, preserving, drying and freezing)
Gelatine products
Macaroni and noodle manufacture
Meat products, packaging and processing (no slaughtering)
Oleomargarine (compounding and packaging only)
Poultry packing,
(C)
Metals and metal products:
Automobile, truck, trailer, motorcycle and bicycle assembly
Boat manufacture (vessels less than five tons)
Containers (metal)
Fasteners (metal) manufacture
Foundry products manufacture (electrical only)
Iron (ornamental) fabrication
Plating, electrolytic process
Sheet metal products manufacture
Silverware and plated ware
Tool, die, gauge and machine shops
Vitreous enameled products,
(D) Textiles, bedding and fibers:
Clothing manufacture
Hat bodies of fur and wool felt (including men's hats) manufacture
Knitting, weaving, printing, finishing of textiles and fibers into fabric goods
Rubber and synthetic treated fabrics (excluding all rubber and synthetic processing)
Yarn, threads and cord,
(E)
Wood and paper products:
Basket and hamper (wood, reed, rattan, etc.)
Pencil manufacture
Shipping container (corrugated board, fiber or wire bound)
Veneer manufacture,
(F)
Unclassified uses:
Animal pound
Animal, poultry and bird raising, commercial
Bulk storage of petroleum products for local distribution as distinguished from a petroleum products terminal for extensive storage and regional distributing purposes
Button manufacture
Cigar and cigarette manufacture
Contractor's shop and storage yard
Exposition building
Fairgrounds
Fur finishing (not including a tanning operation)
Industrial vocational training school, including internal combustion engines
Leather goods manufacture, but not including tanning operations
Motion picture production
Police firing range as provided in Section 2.88.205
Tire retreading and vulcanizing,
(G)
Airport, landing field or landing strip for all forms of aircraft;
(3)
Other uses similar to those set out in this section when approved by the board of adjustment as provided in Chapter 20.76.
