10 - Residential Zoning Districts RZD.

Section 26-10-010 - Purpose.

It is the purpose of the residential zoning district to provide an environment for conventional single-family dwellings free of the traffic, noise and density of mixed residential or commercial areas.

Section 26-10-020 - Use of right.

Uses of right in the RZD shall be as follows: single-family dwellings exclusive of mobile homes and manufactured homes, public uses compatible with a residential environment, accessory building and home occupation.

Section 26-10-030 - Conditional uses.

Conditional uses in the RZD shall be as follows: duplexes, multiple-family dwellings, churches, schools, and professional occupancies.

Section 26-10-040 - Performance standards.

These performance standards shall apply to all uses in the RZD:

(a)

All structures and accessory buildings shall be set back a minimum of thirty-two feet from the established curb of any public street or be in line with existing structures. Side yards, except on the corner lots shall be a minimum five feet in width from the furthest projection.

(b)

All single-family dwellings which are located on a corner lot bounded by two public streets shall have a setback of at least thirty feet from the established curb of each street or in line with existing structures.

(c)

All single-family dwellings shall be located on a minimum parcel size of six thousand square feet. Duplexes shall be located on a minimum parcel size of seven thousand five hundred square feet and multiple-family dwellings shall be located on a minimum parcel size of seven thousand square feet with an additional one thousand five hundred square feet being added for each additional unit.

(d)

No single-family dwellings, duplex, or multiple-family dwelling shall with accompanying accessory building occupy more than sixty percent of the parcel on which it is located.

(e)

Single signs for home occupation may be displayed and shall not exceed 6 (six) square feet. The sign may be attached to the building or may be located a minimum of 10 (ten) feet from the established curb and a minimum of 15 (fifteen) feet from the side property line.

(f)

No Quonset hut shall be erected within a RZD.

(g)

All Modular Homes within a RZD shall have a minimum roof pitch of 4/12 and a minimum width of 24 feet, and a minimum length of 32 feet.

(h)

All homes shall meet or exceed International Building Code and International Residential Code, standards recommended and published by the International Code Council (ICC), being particularly the 2003 editions, including the International Mechanical Code and International Existing Building Code, all 2003 editions and the International Energy Code, except such portions thereof as are hereinafter deleted, modified or amended.

(i)

All homes shall be set on footings and foundations to meet or exceed International Building Code and International Residential Code, standards recommended and published by the International Code Council (ICC), being particularly the 2003 editions, including the International Mechanical Code and International Existing Building Code, all 2003 editions and the International Energy Code, except such portions thereof as are hereinafter deleted, modified or amended.

Section 26-10-050 - Professional Occupancies.

Proof of state license required. The applicant shall present proof that a state license has been obtained for the operation of the business.

Sign display. Professional occupancies may display a single sign covering a maximum of six square feet. The sign may be attached to the building or be located a minimum of ten feet from the established curb and a minimum of fifteen feet from the side property line.

Open storage or sales areas prohibited. Professional occupancies shall have no open storage or sales area.

Parking. A sufficient number of parking spaces shall be provided which confines all customer and employee parking to the site and to the street right-of-way along the property line of the site. On-site diagonal parking may extend into the street right-of-way but cannot extend past the established curb. Alleys shall not be used for parking.
