04 - Building Permits.
Sections:
No person shall commence the construction of any physical layout of any structure or initiate changes in land use without first obtaining a building permit, provided however, that no building permit is required for the construction or modification of electrical or communication transmission, distribution or underground facilities. Additionally, a building permit shall not be required for the construction or modification of an electrical sub-station unless a building is included. If a building is included in a substation, a building permit is required for the building.

Building permits for the uses of right in each zoning district may be obtained from the town hall upon submission of a plot plan and finding by the building inspector that the proposed structure or change in land use complies with the provisions of this chapter.
A permit must be obtained for the placement of any mobile home, manufactured home or modular home with in the Town Limits prior to placement.

Building permits for the conditional uses in each zone must be obtained from the town hall with the approval of the building inspector after approval by the planning and zoning commission.

Departure from the plot plan submitted to the building inspector or planning commission, or in the case of conditional uses, from the conditions imposed by the commission voids the building permit and shall be considered a violation of this chapter.
