06 - Industrial Zoning District IZD

Section 26-06-010 - Purpose.

The IZD is established for the purpose of confining the heavy traffic, light, glare, dust, odor, noise, and fire hazards often associated with industrial land uses to a limited area where future planning can provide for the heavy duty streets, extra fire protection, and utilities capacity necessary to support industry. The industrial zoning district excludes residential and light commercial uses in order to foster an environment where industry may operate without the undue risk of nuisance or liability suits.

Section 26-06-020 - Conditional uses.

Conditional uses in the IZD shall be all industrial uses and public uses compatible with an industrial location.

Section 26-06-030 - Performance standards.

The IZD is the area within which the storage of flammable or combustible liquids in outside aboveground tanks, new bulk plants, the restricted storage of liquefied petroleum gases is permitted. The following performance standards apply to all uses in the IZD:

(a)

Any industrial use which has discharges to the air or to natural watercourses shall have appropriate permits from the Wyoming Department of Environmental Quality, or its successors.

(b)

Any industrial use shall not contribute toxic substances, heavy metals, or other unusual waste loads to the town's sewerage system.

(c)

Safety measures to limit the access of the general public, and particularly children, to hazardous areas such as trenches, gratings, loose materials stockpiles, electrical lines, etc., shall be employed.

(d)

Measures to limit excessive noises, glare, and light to the site of operations shall be employed.

(e)

Industrial developments shall provide off-street parking for all employees, customers, and vehicles used in or servicing the development. Parking areas shall have adequate lighting and drainage and shall not create excessive amounts of blowing dirt and dust.

(f)

Industrial developments should provide adequate, landscaped buffer areas for MRZD, RZD, CBZD, and HBZD public facilities such as parks and public streets. The extent of buffer areas should be related to structural dimensions of the industrial and the hazards presented by light, glare, noise, and the handling of flammable, combustible, toxic, or explosive materials. As a general guide, buffer areas should amount to approximately forty percent of the area covered by structures, roadways, and materials handling and storage yards. Customer parking and advertising signs may be located in the buffer area.

(g)

All signs must comply with the Uniform Sign Code. No free standing sign shall exceed 12 (twelve) feet in width or 12 (twelve) feet in length, not to exceed 48 (forty eight) square feet.

(h)

Building heights shall not exceed thirty-five feet for the purpose of providing adequate fire protection.

(i)

No Quonset hut shall be erected within an IZD
