ARTICLE 26

11 - Limited Residential Zoning Districts.

Section 26-11-010 - Purpose.

It is the purpose of the limited residential zoning district to provide an environment for conventional single-family dwellings free from the traffic, noise, and density of residential and mixed residential or commercial areas.

Section 26-11-020 - Use of right.

Uses of right in the LRZD shall be as follows: single-family dwellings exclusive of mobile homes and manufactured homes, public uses compatible with a residential environment, accessory buildings and home occupations.

Section 26-11-030 - Conditional uses.

Conditional uses in the LRZD shall be as follows: churches, schools, medical clinics, and medical doctors' offices.

Section 26-11-040 - Performance standards.

These performance standards shall apply to all uses in LRZD:

(a)

All structures shall be set back a minimum of thirty-two feet from the established curb of any public street or in line with existing structures. If placed on a corner lot, bounded on two sides by a public street, dwellings and accessory buildings shall be set back a minimum of thirty-two feet from the established curb of each street or in line with existing structures. The setback on the side yard shall be a minimum of five feet from the furthest projection.

(b)

All single-family dwellings shall be located on a minimum parcel size of eight thousand square feet with an additional one thousand five hundred square feet being added for each town house unit.

(c)

No single-family dwelling with accompanying accessory building shall occupy more than sixty percent of the parcel on which it is located.

(d)

No structure shall exceed thirty-five feet in height.

(e)

Fences shall meet the requirements explained in Article 26-13 of this chapter.

(f)

Single signs for home occupation may be displayed and shall not exceed 6 (six) square feet. The sign may be attached to the building or may be located a minimum of 10 (ten) feet from the established curb and a minimum of 15 (fifteen) feet from the side property line.

(g)

All Modular Homes within a LRZD shall have a minimum roof pitch of 4/12 and a minimum width of 24 feet, and a minimum length of 32 feet.

(h)

No Quonset hut shall be erected within an LRZD.

(i)

All homes shall meet or exceed International Building Code and International Residential Code, standards recommended and published by the International Code Council (ICC), being particularly the 2003 editions, including the International Mechanical Code and International Existing Building Code, all 2003 editions and the International Energy Code, except such portions thereof as are hereinafter deleted, modified or amended.

(j)

All homes shall be set on footings and foundations to meet or exceed International Building Code and International Residential Code, standards recommended and published by the International Code Council (ICC), being particularly the 2003 editions, including the International Mechanical Code and International Existing Building Code, all 2003 editions and the International Energy Code, except such portions thereof as are hereinafter deleted, modified or amended.

Section 26-11-050 - Medical Clinics and Medical Doctors Offices.

Proximity to hospital. Medical clinics and doctors' offices in the limited residential zone shall be located within one-quarter mile of the hospital.

Parking. A sufficient number of parking spaces shall be provided which confines all patient and employee parking to the site and the street right-of-way along the property line of the site. On-site diagonal parking may extend into the street right-of-way but cannot extend past the established curb. Alleys shall not be used for parking.

Sign display. The clinic or office may display a single sign covering a maximum of six square feet. The sign may be attached to the building or be located a minimum of ten feet from the established curb and a minimum of fifteen feet from the side property line.
