Manufacturing Zoning Districts

§ 465-117 General regulations.

In addition to the general provisions outlined in this chapter and the requirements of the respective zoning district, uses of land in the manufacturing zoning districts shall meet the following general regulations.

§ 465-118 Site plan review required.

For the purposes of promoting compatible development, stability of property values and to prevent impairment or depreciation of property values, no person(s) shall be issued a permit for new construction or additions without first obtaining approval of a site plan as set forth in this chapter.

§ 465-119 Residential uses not permitted.

A. 
Restrictions. New construction of single family, two-family and multiple-family residences is not permitted in the manufacturing districts, other than residential quarters for an owner, caretaker or watchperson.
(1) 
Existing residences in the manufacturing zoning districts. Reconstruction of existing residences in the manufacturing zoning districts: The reconstruction of an existing residential use in the M-1 or M-2 District, which has been damaged or destroyed by catastrophe or act of God, is permitted, provided the reconstructed building does not exceed the original floor area of the structure, and provided such reconstruction is commenced no later than one year after the date of the damage or destruction, and provided the building is in conformance with all other provisions of this chapter.
(2) 
Alterations to existing residences in the manufacturing zoning districts. Alterations to an existing residential use in the M-1 or M-2 District are permitted, provided that such alterations do not exceed 50% of the total assessed value of the existing building, and provided that the building is in conformance with all other provisions of this chapter.
(3) 
Additions to existing residences in the M-1 or M-2 District are not permitted.

§ 465-120 Yard requirements exceptions.

On a lot in a manufacturing district where a building line is in existence prior to the effective date of this chapter and which provides a yard less than required when adjacent to or across an alley from a residential district, an addition to or reconstruction of the building is permitted, provided such addition or reconstruction is no closer to the lot line than the existing building line, and provided that the building is in conformance with all other provisions of this chapter, including the parking requirements of this chapter.
