C-1 Conservancy District

§ 465-165 Purpose.

C-1 Conservancy District shall preserve public and private natural areas throughout the City to provide green space, wildlife habitat, wetlands, and water retention areas for the environmental and recreational needs of the community.

§ 465-166 Use.

The C-1 Conservancy District contains natural areas, wildlife preserves, outdoor education areas, open spaces, and preserves wetlands and temporary water storage areas with only minimal, low-impact development allowed, such as nature trails and wildlife observation structures.

§ 465-167 Permitted uses.

A. 
Open space areas, natural.
B. 
Wildlife habitat.
C. 
Scientific areas.
D. 
Hiking, biking (nonmotorized), and nature trails.
E. 
Picnicking areas.
F. 
Cross-country skiing.
G. 
Historic monuments or sites.
H. 
Wetlands.
I. 
Water retention and ditches.

§ 465-168 Accessory uses.

Uses and structures customarily and clearly incidental to the permitted uses.

§ 465-169 Conditional uses.

A. 
Swimming beaches.

§ 465-170 Building height.

Principal structures shall not exceed 35 feet nor 2 1/2 stories in height.

§ 465-171 Side yard.

There shall be a minimum seven-foot side yard on each side of a building.

§ 465-172 Front yard setback.

Unless otherwise provided, there shall be a setback line of not less than 25 feet, provided that:
A. 
Where 40% or more of the frontage is occupied with buildings having an average setback line of more, or less, than 25 feet, the setback line in any vacant interior lot in such frontage shall be established at the point of intersection of its center line, drawn from the front street line, and a line connecting the nearest points on the setback lines of the next existing buildings on each side of such vacant lot.
B. 
On corner lots less than 70 feet wide where reversed frontage exists, the setback on the side street shall be not less than 50% of the setback required on the lot in the rear, and no accessory building shall project beyond the setback line of the lots in the rear; provided, further, that in no case shall the buildable width of such corner lot be reduced to less than 24 feet.
C. 
A residential porch may be constructed closer to the front lot line than the minimum required setback if the porch does not exceed the predominant existing front porch setbacks in the block in which it is located.

§ 465-173 Rear yard setback.

A. 
Principal structures shall have a minimum rear-yard setback of 25 feet.
B. 
Accessory structures shall have a minimum rear-yard setback of four feet.

§ 465-174 Lot area.

There should be a minimum lot area of not less than 7,200 square feet per family.

§ 465-175 Lot width.

No such lot shall be less than 60 feet in width.
