ARTICLE XXI

P-1 Park District

§ 465-153 Purpose.

The P-1 Park District is intended to provide for areas where the open space and recreational needs, both public and private, of the citizens of the City of Marinette can be met without undue disturbance of natural resources and adjacent uses.

§ 465-154 Use.

In the P-1 Park District no building or premises shall be used and no building shall be erected or structurally altered unless otherwise provided in this chapter.

§ 465-155 Permitted uses.

Botanical gardens and arboretums.

Exhibition halls.
C. 
Fairgrounds.
D. 
Golf courses without country club facilities.
E. 
Historic monuments or sites.
F. 
Hiking, biking, and nature trails.
G. 
Neighborhood tot-lots.
H. 
Outdoor skating rinks.
I. 
Park and playgrounds.
J. 
Picnicking areas.
K. 
Play fields or athletic fields.
L. 
Public art galleries.
M. 
Sledding, skiing or tobogganing.
N. 
Swimming beaches.
O. 
Swimming pools.
P. 
Tennis courts.

Wildlife refuges.

City storage buildings.

Restrooms.

§ 465-156 Accessory uses.

Uses and structures customarily and clearly incidental to the permitted recreational uses.

§ 465-157 Conditional uses.

A. 
Marina.

§ 465-158 Building height.

Principal structures shall not exceed 35 feet nor 2 1/2 stories in height.

§ 465-159 Side yard.

There shall be a minimum seven-foot side yard on each side of a building.

§ 465-160 Front yard setback.

Unless otherwise provided, there shall be a setback line of not less than 25 feet, provided that:
A. 
Where 40% or more of the frontage is occupied with buildings having an average setback line of more, or less, than 25 feet, the setback line in any vacant interior lot in such frontage shall be established at the point of intersection of its center line, drawn from the front street line, and a line connecting the nearest points on the setback lines of the next existing buildings on each side of such vacant lot.
B. 
On corner lots less than 70 feet wide where reversed frontage exists, the setback on the side street shall be not less than 50% of the setback required on the lot in the rear, and no accessory building shall project beyond the setback line of the lots in the rear; provided, further, that in no case shall the buildable width of such corner lot be reduced to less than 24 feet.
C. 
A residential porch may be constructed closer to the front lot line than the minimum required setback if the porch does not exceed the predominant existing front porch setbacks in the block in which it is located.

§ 465-161 Rear yard setback.

A. 
Principal structures shall have a minimum rear-yard setback of 25 feet.
B. 
Accessory structures shall have a minimum rear-yard setback of four feet.

§ 465-162 Lot area.

There should be a minimum lot area of not less than 7,200 square feet.

§ 465-163 Lot width.

No such lot shall be less than 60 feet in width.

§ 465-164 Maximum lot coverage.

The maximum coverage of lot shall be 35%.
