ARTICLE VII

General Regulations for All Residential Districts

§ 465-27 Physical requirements applying to residential dwellings.

A. 
All single-family dwellings shall meet the definition and requirements of one of the following:
(1) 
Site-built home.
(2) 
Manufactured home.
(3) 
Modular home.
B. 
All two-family dwellings shall meet the definition and requirements of one of the following:
(1) 
Site-built home.
(2) 
Modular home.
C. 
All one-family and two-family dwellings, including one-family dwellings that are being converted to two-family dwellings, shall have the following requirements:
(1) 
Foundation. A properly engineered, permanently attached means of support meeting the manufacturer's installation requirements and all applicable building codes. In the event that a manufactured home does not utilize a perimeter load-bearing foundation, any space between ground level and siding shall be enclosed with permanent, non-load-bearing concrete or masonry having a foundation-like appearance.
(2) 
Siding materials. Siding shall consist of materials commonly used on site-built homes, including the following or its equivalent:
(a) 
Wood, vinyl, or metal vertically or horizontally grooved siding, lap siding, clapboards, rim clapboards, shingles, or shakes.
(b) 
Stucco, brick, stone, or other masonry.
(3) 
The following and similar materials shall be prohibited as siding: smooth, ribbed, or corrugated sheets of metal, fiberglass, plastic, and any materials having a highly reflective or high gloss finish.
(4) 
Siding shall completely cover all vertical surfaces from the eaves/roof down to ground level, except that if a foundation or foundation-like-appearing masonry or concrete extends above ground level, the siding need only be extended down to the top of the foundation or foundation-like-appearing masonry or concrete.
(5) 
Roof.
(a) 
Overhang. Roofs shall have a minimum overhang of one foot.
(b) 
Pitch. Roofs shall have a minimum pitch of 2.5 inches' rise per 12 inches' run.
(c) 
Materials. Roof materials shall consist of shingles, shakes, or tiles, consisting of wood, ceramic, concrete, synthetic or composite materials or standard metal roofing approved by the Plan Commission. Smooth or corrugated sheets of metal, fiberglass, plastic, or its equivalent shall be prohibited.
(6) 
The minimum exterior width dimension (short side dimension) shall be 22 feet for a minimum depth of 23 feet on the first story. (Note §§ 465-35F and 465-48 require a minimum square footage of 600 square feet per family for one- and two-family dwellings.)
(7) 
Once placed on a site, no modular or manufactured home shall contain any axles, wheels, hitch or any other device facilitating its mobility.
(8) 
Any manufactured home not meeting the requirements of Article XXVIII of this chapter shall be treated as a mobile home and may only be placed in a mobile home park pursuant to this chapter.
