ARTICLE 11

- R-6 TRAILER PARK—MOBILE HOME

Within all R-6 trailer park—mobile home districts, as shown on the official zoning map, the following regulations shall apply:


Section 11.01.- Permitted uses.

[In an R-6 trailer park—mobile home district, only the following uses of property shall be permitted:]

Mobile home-type trailers and travel trailers.

Section 11.02. - Prohibited uses.

All uses not permitted herein [are prohibited].

Section 11.03. - Height regulations.

No building shall exceed 35 feet in height.

Section 11.04. - Area regulations for spaces for rent.

When used as a trailer park where spaces are provided on a rental basis, the following area regulations shall apply:

Yards.

1.

Front yard. Trailers and structures shall be set back from the front lines of the park a minimum distance of 20 feet.

2.

Side yard. There shall be two side yards, one on each side of the park having a minimum width of 15 feet.

3.

Rear yard. There shall be a rear yard having a minimum depth of 15 feet at the rear of the park.

Lot area per unit.

1.

Every trailer park shall contain a basic area for laundry, recreation area, and service facilities of not less than 9,500 square feet.

2.

Trailer spaces shall be a minimum depth of 100 feet and a minimum width of 35 feet at the parking line of each trailer space.

3.

There shall be a minimum of 20 trailer rental units per trailer park.

4.

Trailers shall be parked not less than 15 feet apart in all directions when used as living units and this shall include exterior storage units or wings.

Section 11.05. - Lot area regulation for spaces for sale.

When trailer spaces are to be sold as individual lots, the following regulations shall apply:

Yards.

1.

Front yard. Trailers and structures shall have a minimum front setback of 20 feet.

2.

Side yard. There shall be two side yards, having a minimum width of 7.5 feet each.

3.

Rear yard. There shall be a rear yard having a minimum depth of 15 feet at the rear of the trailer lot.

Lot size.

1.

Lots are subject to subdivision regulations.

2.

Lots must front on a public street, and have a minimum frontage of 40 feet.

3.

Lots must have an area of 4,000 square feet per unit.

4.

There shall be a minimum of 20 individual lots to be sold in order to qualify under the trailer park district.

Section 11.06. - Parking regulations.

[Parking shall be] as provided for in article 4. However, there shall be not less than two off-street parking spaces for automobiles and one trailer space for each designated trailer rental unit.
