ARTICLE 14

- B-1 NEIGHBORHOOD COMMERCIAL

Within all B-1 neighborhood commercial districts, as shown on the official zoning map, the following regulations shall apply:


Section 14.01.- Uses permitted.

[In a B-1 neighborhood commercial district, only the following uses of property shall be permitted:]

Dwellings permitted as in adjoining residential districts:

R-5 uses.

Shops and stores for retail trade and service of personal convenience.

Items and services which include but are not limited to the following:

Bakeries (products sold retail on premises);

Banks, also drive-in banks;

Barber shops, beauty parlors, chiropodies, massage and similar personal service shops;

Bicycle sales and repair shops;

Clothes pressing and repair;

Delicatessens;

Dry cleaning pickup stations;

Drugstores and pharmacies;

Filling stations;

Florists and flower shops;

Grocery stores, including meats, fruits, and vegetables;

Gift shops;

Laundromats;

Laundry pickup stations;

Medical and dental clinics for human patients only;

Offices;

Photographers' studios;

Locksmith shops;

Self-storage facilities; and

Accessory buildings and uses customarily incidental to the above-listed uses.

Section 14.02. - Height regulations.

No building shall exceed 35 feet in height.

Section 14.03. - Area regulations.

[In B-1 neighborhood commercial districts, the following area regulations shall apply:]

Lot area per family. Dwellings hereafter constructed in a B-1 neighborhood commercial district must comply with the area and yard regulations of the R-3 residential district.

Yards. Buildings other than residential hereafter constructed within a B-1 neighborhood commercial district shall be located so as to comply with the following minimum yard requirements:

Minimum required front yard .....20 ft.

Minimum required rear yard .....20 ft.

Minimum required side yards. No side yard is required except in cases where the commercial lot abuts a residential district, in which case there shall be a side yard of not less than five feet, However, where a side yard is provided but not required, such side yard shall not be less than three feet in width.

Section 14.04. - Off-street parking, loading and unloading.
