ARTICLE 7

- R-2 RESIDENTIAL DISTRICT

Within all R-2 residential districts, as shown on the official zoning map, the following regulations shall apply:


Section 7.01.- Permitted uses.

[In an R-2 residential district, only the following uses of property shall be permitted:]

1.

Any use permitted in [an] R-1 residential district.

2.

Single-family dwellings.

Section 7.02. - Prohibited uses.

Mobile homes [and] travel trailers [are prohibited in the R-2 residential district].

Section 7.03. - Height regulations.

No building shall exceed 35 feet in height.

Section 7.04. - Area regulations.

[Yards.] Each lot shall have front, side, and rear yards not less than the following depths and widths:

Front yard .....25 ft.

Side yards:

1.

Side yard width (combined width of both side yards) .....15 ft.

With minimum width of either side yard .....7 ft.

On corner lots, the side yard on that side abutting the side street shall not be less than ten feet. However, this regulation shall not be interpreted as to reduce the buildable width after providing the interior side yard of a corner lot, existing before the adoption of this ordinance, to less than 24 feet. .....

Rear yard .....25 ft.

Lot area per family. The minimum lot area requirements are as follows:

Minimum required lot area ..... 10,000 sq. ft.

Minimum required lot area per family ..... 10,000 sq. ft.

Minimum lot width at building line .....65 ft.
