ARTICLE 8A

R-P SINGLE-FAMILY RESIDENTIAL PATIO HOMES

Within all R-P, single-family residential patio homes districts, as shown on the official zoning map, the following regulations shall apply:


Section 8A.01.- Permitted uses.

[In an R-P single-family residential patio homes district, only the following uses of property shall be permitted:]

1.

Single-family detached dwellings.

2.

Private recreational uses such as tennis courts, swimming pools, and golf courses operated exclusively for private use and not for commercial purposes.

3.

Private gardens and nurseries for the propagation and cultivation of plants only when said plants, flowers, or produce are not offered for sale.

5.

Accessories buildings and uses customarily incidental to any of the above uses, when located on the same lot and not involved in the conduct of a business.

Section 8A.02. - Prohibited uses.

Mobile homes and/or travel trailers [are prohibited in the R-P residential district].

Section 8A.03. - Height regulations.

No building shall have more than two stories and shall not exceed 35 feet in height.

Section 8A.04. - Area regulations.

[Yards.] Each lot shall have a front, side, and rear yards of not less than the following depths and widths:

Front yard 20 feet setback from street right-of-way.
Street side yard 15 feet setback from street right-of-way.
Interior side yard 5 feet from each property line.
Rear yard 10 feet from property line.

 

Lot area per family. The minimum lot area requirements are as follows:

Minimum required lot area 4,500 square feet.
Minimum required lot area per family 4,500 square feet
Minimum lot width at building line 50 feet.
