ARTICLE 8

- R-3 SINGLE-FAMILY RESIDENTIAL

Within all R-3 single-family residential districts, as shown on the official zoning map, the following regulations shall apply:


Section 8.01.- Permitted uses.

[In an R-3 single-family residential district, only the following uses of property shall be permitted:]

1.

Any use permitted in R-2 districts.

2.

Mobile or manufactured homes, not more than ten years of age at the time of placement, used only for dwelling purposes, provided that each mobile or manufactured home serving as a dwelling unit be located on a separate lot which complies with the area requirements of the R-3 district.

Section 8.02. - Height regulations.

No building shall exceed 35 feet in height.

Section 8.03. - Area regulations.

[Yards. Each lot shall have front, side, and rear yards not less than the following depths and widths:]

Front yard .....20 ft.

Side yards:

1.

Side yard width (combined width of both side yards) .....10 ft.

With minimum width of either side yard .....5 ft.

Rear yard .....20 ft.

Lot area per family. The minimum lot area requirements are as follows:

Minimum required lot area .....5,000 sq. ft.

Minimum required lot area per family .....5,000 sq. ft.

Minimum lot width at building line .....50 ft.
