Purpose: To provide land for and encourage the development of certain industry of non-nuisance type suitable for location in the Town and its immediate environs.
All Uses Are Conditional:
Any industrial uses which do not emit significant smoke, dust, odor, or other forms of air pollution, heat, glare, liquid, or solid wastes or refuses; or other substance, condition or element in such a manner or in such amount as to adversely affect the surrounding area of adjoining premises.
Any manufacturing, processing, research, wholesale, or storage uses avoiding the potential nuisances listed in paragraph B,1.
Assembly or packaging of products from previously prepared materials, such as cloth, plastic, paper, wood, leather, precious or semi-precious metals or stones.
Manufacture of electric and electronic instruments and devices, such as television, radio and phonograph equipment.
Manufacture of food products, pharmaceuticals, and the like; but not including production of fish or meat products, sauerkraut, vinegar, or the like; or the rendering or refining of fats and oils.
Railroad yards and freight stations, and trucking and motor freight stations.
Any other light manufacturing use determined by the Commission to be of the same general character as the above permitted uses.
Prohibitive Uses. Automobile salvage and wrecking operations, and industrial metal and waste rag, glass and paper salvage operations.
Accessory Uses:
Signs appurtenant to any permitted use on the premises, subject to the provisions of RMC 16.12.140 paragraph F,5.
Incidental services, such as restaurants conducted primarily for the employees of the district when conducted and entered from within the building.
Other accessory uses and buildings customarily appurtenant to a permitted use.
Sleeping quarters for watchmen, machinery operators and other employees whose presence on the site is essential to the operation of the business, provided that no kitchen facilities appurtenant to said sleeping quarters are contained therein.
Height Regulations: No structure shall exceed three (3) stories or fifty (50) feet in height, except as provided in RMC 16.12.10 paragraph B.

Other Required Conditions:
Off-street parking and loading facilities required for all uses, as provided in RMC 16.12.140 paragraph C.
A minimum set-back of thirty-two (32) feet from street frontage shall be required for all light industrial uses. This provision may be reduced by the Commission as deemed necessary where set-back for service road, separating strip or sidewalk is not required. The minimum distance for sidewalk set-back shall be four (4) feet.
