16.12.080 Commercial

District C

  1. Purpose: To stabilize, improve and protect the commercial characteristics of the business areas of the Town. The C District designation shall only be applied in the immediate vicinity of the shopping centers as designated in the Ravenswood GENERAL PLAN.
  2. All Uses Are Conditional:
    1. Regional and neighborhood shopping center, including major department stores, specialty shops, banks and other financial institutions and personal service enterprises, in which the entire group of commercial enterprises or major elements thereof are intended and designed to serve the Town as a whole and for establishments supplying commodities or performing services for residents of the surrounding community, such as department store, antique shop, artist’s supply store.
    2. Automobile service stations, garages, including automobile storage, and minor repair as defined herein.
    3. Restaurant, tavern, theater, and similar enterprises, hotels, motor hotels, billiard room and dance hall.
    4. Business and technical schools, and schools and studios for photography, art, music, and dance.
    5. Public and semi-public uses appropriate to the district.
    6. Bakery, creamery, laundry, cleaning and dyeing establishment.
    7. Sleeping quarters for watchmen, machinery operators and other employees whose presence on the site is essential to the operation of the business, provided that no kitchen facilities appurtenant to said sleeping quarters are contained therein.
    8. Any other retail business or service establishment determined by the Commission to be of the same general character as the above permitted uses.
    9. Signs appurtenant to any permitted use on the premises, subject to the provisions of RMC 16.12.150 F,1,e.
  3. Height Regulations: The maximum height in this District, under ordinary circumstances, shall be two (2) stories or thirty (30) feet, except that the Commission may find, in granting a conditional use permit, that increasing the height of a building will in no way adversely affect adjacent buildings or property and thereby permit buildings taller than the aforementioned maximum height.
  4. Area, Lot Coverage, And Yard Requirements: See RMC 16.12.210 Chart A.
    1. Yard requirements for a commercial structure adjacent to or abutting an R-District shall be the same as are applicable to a residence in the adjacent district. This requirement does not apply if the residential district is across the street from the commercial district.
  5. Other Required Conditions:
    1. All uses shall be conducted wholly within a completely enclosed building, except for service stations and off-street parking and loading facilities.
    2. In any C-District directly across the street from any R-District, the parking and loading facilities shall be distant at least ten (10) feet from said street, and the buildings and structures at least thirty-five (35) feet from said street.
    3. Parking and loading requirements in accordance with RMC 16.12.140 paragraph C.
    4. A minimum set-back of thirty-two (32) feet from street frontage shall be required for all commercial uses. This provision may be reduced by the Commission as deemed necessary where set-back for service road, separating strip or sidewalk is not required. The minimum distance for sidewalk set-back shall be four (4) feet.
