16.12.060 Multiple-Family

Residential Districts R-3 And R-2

  1. Purpose: To stabilize and protect the residential characteristics of the district and to promote, insofar as is compatible with the intensity of land use, a suitable environment for family life.
  2. Principal Permitted Uses:
    1. Multi-family dwellings.
    2. Single-family dwellings.
    3. Dwelling groups, subject to the provisions of RMC 16.12.140 paragraph E.
  3. Accessory Uses:
    1. Any accessory use as permitted and as regulated in the Single-Family Residence District, except as modified herein.
    2. Other accessory uses and buildings customarily appurtenant to a permitted use.
  4. Conditional Uses:
    1. Any conditional use as permitted and as regulated in the Single-Family Residence District, except as modified herein.
    2. Apartment hotel, hotel, rooming and/or boarding house, dormitory.
  5. Height Regulations. No principal building shall exceed three (3) stories or thirty-five (35) feet in height and no accessory building shall exceed one and one-half (1-1/2) stories or fifteen (15) feet in height except as buildings may be permitted at greater heights pursuance to RMC 16.12.150 paragraph E.
  6. Area, Lot Width, and Yard Requirements: See RMC 16.12.210 Chart A.
    1. Provided that all other requirements of this Ordinance are met, the required lot area per dwelling unit specified above may be reduced to fifteen hundred (1500) square feet in the R-3 District classification and one thousand (1000) square feet in the R-2 District classification for each efficiency apartment, as defined herein, contained in a multi-family dwelling.
  7. Other Required Conditions:
    1. Site plan shall be required of all conditional uses, as provided in RMC 16.12.160 paragraph B.
    2. Off-street parking required for all uses, as provided in RMC 16.12.140 paragraph C.
