16.12.070 Restricted

Residential-Commercial RR-C

  1. Purpose: To provide for transition areas, where the presently existing land subdivision pattern is such that lots of relatively limited area exist, and where a combination of residential uses and limited commercial uses can be integrated. Such areas will be usually located one lot deep along major highways, at locations not appropriate for the other Districts provided by this Ordinance. This District is not intended to result in strip-type highway development.
  2. Principal Permitted Uses: (All uses are conditional,)
    1. Multi-family and single family dwellings.
    2. Hotels.
    3. Motels.
    4. Administrative, executive or professional offices.
    5. Restaurant when no food or drink is served in or to cars, and providing for parking as required in RMC 16.12.140 paragraph C.
    6. Certain other businesses or establishments determined by the Commission to be of the same non-nuisance character as the above permitted uses.
  3. Height Regulations: No principal building shall exceed two (2) stories or twenty-five (25) feet in height and no accessory building shall exceed one and one-half (1-1/2) stories or fifteen (15) feet in height.
  4. Area, Lot Width, and Yard Requirements: See R-3.
  5. Other Required Conditions:
    1. Site plan shall be required of all conditional uses, as provided in RMC 16.12.140 paragraph B; provided, however that no such use shall have direct access to a major highway, and that frontage roads shall be developed. Provided further, that until such time as frontage roads are developed for an entire block, that the property owners in question may have temporary access to the highway until such frontage road is fully developed, provided that sufficient land is dedicated to provide for the construction of a frontage road at a later date.
    2. Off-street parking required for all uses, as provided in RMC 16.12.140 paragraph C.
