16.12.120 Flood

Plain District F

  1. Purpose: To protect persons and property from the hazards of development in areas subject to flood water inundation, and to protect the community from the costs which may be incurred when unsuitable development occurs in such areas. To allow agricultural, recreational, and certain temporary uses which may be appropriately located in a flood plain.
  2. Principal Permitted Uses:
    1. Agriculture, including any customary agricultural building and structure, and such uses as livestock ranges, animal husbandry, field crops, tree crops, nurseries and greenhouses.
    2. Farm dwellings appurtenant to a principal agricultural use.
    3. Public parks and recreation areas.
  3. Accessory Uses:
    1. Living quarters of persons regularly employed on the premises; but not including labor camps and dwellings for transient labor.
    2. Customary incidental home occupations, and professional offices, when conducted in a dwelling, subject to the provisions of RMC 16.12.140 paragraph I,6.
    3. Offices incidental and necessary to the conduct of a permitted use.
    4. Private garages, parking areas, and stables.
    5. Roadside stand not exceeding four hundred (400) square feet in the floor area, for the sale of agricultural products grown on the premises.
    6. Signs appurtenant to any permitted use, subject to the requirements of RMC 16.12.140 paragraph F.
    7. Other accessory uses and buildings customarily appurtenant to a permitted use, subject to the requirements of RMC 16.12.140 paragraph B.
  4. Conditional Uses:
    1. Private non-commercial recreation areas, uses and facilities, including shooting clubs and facilities, yacht clubs and facilities.
    2. Poultry farms, kennels, riding stables, guest ranches and dairies.
    3. Animal feed and sales yards; agricultural processing plants; fertilizer plants and yards.
    4. Trailer courts and quarters for transient labor, such as labor camps.
    5. Outdoor theaters, golf driving ranges, commercial swimming pools, and other similar commercial recreation facilities; not including such facilities in which the principal use is enclosed in a building, such as bowling alleys.
    6. Commercial mines, quarries, and gravel pits.
    7. Private airports and landing strips.
    8. Equipment and materials storage yards, provided that these are enclosed on all sides by a solid fence or wall not less than eight (8) feet high; petroleum or inflammable liquids storage. Provided further that any of the foregoing uses shall be permitted only on premises adjoining and within one thousand (1,000) feet of a railroad or thoroughfare as defined herein, and deemed suitable by the Commission for the intended use.
    9. Any other use which, in the judgment of the Commission will not impair the present or potential use of adjacent properties.
  5. Height Regulation: No structure shall exceed two and one-half (2-1/2) stories or thirty (30) feet in height, except as provided in RMC 16.12.150 paragraph B.

  7. Other Required Conditions:
    1. Off-street parking required for all uses, as provided in RMC 16.12.140 paragraph C,2.
