Principal Permitted Uses:
Single-family dwellings.
Dwelling groups, subject to the provisions of RMC 16.12.140 paragraph E.
Accessory Uses:
Rooming and boarding of not more than four (4) persons.
Customary incidental home occupations and professional offices, subject to the provisions of RMC 16.12.140 paragraph I,6.
The keeping of not to exceed two (2) cats and/or two (2) dogs over ten (10) weeks in age for each dwelling unit, except in R-20 Districts the keeping of not to exceed four (4) cats and/or four (4) dogs over ten weeks in age and/or ten (10) chickens, not including roosters, for each dwelling unit.
Small announcement or professional signs, subject to the provisions of RMC 16.12.140 paragraph F,7.
Other accessory uses and accessory buildings customarily appurtenant to a permitted use, subject to the requirements of RMC 16.12.140 paragraph B.
Conditional Uses:
Public and semi-public buildings and uses of the recreational, educational, religious, cultural, or public service type.
Off-street parking lots, subject to RMC 16.12.140 paragraph C.
Temporary tract offices and tract signs.
Customary incidental home occupations, and professional offices, when conducted in a dwelling, subject to the provisions of RMC 16.12.140 paragraphs I,6 and I,7.
Height Regulations: See RMC 16.12.210 Chart A.
The height of any accessory building shall not exceed one and one-half (1-1/2) stories or fifteen (15) feet in height, except as provided in RMC 16.12.150 paragraph B.
Area, Lot Width, and Yard Requirements: See RMC 16.12.210 Chart A.
The following minimum requirements shall be observed, except where increased for conditional uses.
On corner lots, the side yard requirement shall be the same as for interior lots (see RMC 16.12.210 Chart A) except that where the rear of a corner lot abuts the side lot line of a lot facing the side street, the side yard requirement for the corner lot shall be fifty (50) percent of the required front yard of the lot to the rear; however, in no case shall it be less than six (6) feet.
The term “Maximum Coverage” shall apply to the amount of the lot area permitted to be occupied by building or accessory buildings including garages, carports, sheds, slabs for required parking, stables, animal shelters, covered patios, guest houses, and similar structures, but not including paved patios not covered, play courts, driveways, swimming pools, and similar structures as determined by the Commission.
