INDUSTRIAL DISTRICTS

11-4-1: The Districts

The village’s industrial zoning districts are listed in Table 4-1. When this zoning ordinance refers to “industrial” zoning districts or “I” districts, it is referring to these districts.

11-4-2: Purposes

The industrial zoning districts are intended to accommodate and promote neighborhood, community- and region-serving business, commercial, industrial and employment uses.

11-4-3: Uses

Uses are allowed in commercial and industrial districts in accordance with the use regulations of 11-7-1.

11-4-4: Lot And Building Regulations

  1. Table of Regulations: The lot and building regulations of Table 4-2 apply to all principal uses and structures in industrial districts, except as otherwise expressly stated in this zoning ordinance. General exceptions to lot and building regulations and rules for measuring compliance can be found in Chapter 19. Additional regulations governing accessory uses and structures can be found in Chapter 9.

  2. Table Notes: The following notes refer to the bracketed numbers (e.g.,” [1]”) in Table 4-2:

    [1] Special regulations apply in the I-2 industrial corridor buffer zone along South Archer Road (see 11-4-5(B))
    [2] Minimum interior side setback of 3 feet required from side lot lines abutting R-zoned lots.
    [3] Open unenclosed storage areas may not cover more than 20% of the lot area.

11-4-5 Indoor/Outdoor Operations

  1. I-1, I-2 and I-3 Districts: All allowed business, service and commercial activities in I-1, I-2 or I-3 districts must be conducted within completely enclosed buildings except as follows:
    1. Off-street parking and loading areas may be located outside of buildings;
    2. Any allowed outdoor vehicle storage areas (other than parking lots) must be screened from view of abutting properties and rights-of-way by a security and visual screening fence at least 8 feet in height, with openings in the fence not to exceed 10% of the total fence area;
    3. Storage of other noncombustible materials may occur in side or rear yards if such storage areas are set back at least 10 feet from lots lines and if such storage area is effectively screened from view of abutting lots and adjacent street rights-of-way by a solid wall, solid fence, or dense vegetative screen not less than 8 feet in height; and
    4. Chain-link fencing alone does satisfy screening requirements.
  2. I-2 Industrial Corridor Buffer Zone1:
    1. Purpose and Intent: The I-2 industrial corridor buffer zone regulations of this subsection are intended to provide a visual and operational buffer on I-2 zoned properties with frontage on the west side of South Archer Road. The types of allowed uses and applicable development regulations help ensure that minimize adverse visual (appearance) and operational impacts of industrial and manufacturing activities in high visibility areas of the village.
    2. Applicability: The I-2 industrial corridor buffer zone regulations of this subsection apply to I-2 zoned properties with street frontage on South Archer Road south of West 55th Place and north of West 59th Street. The regulations apply only to that portion of such properties located within 150 feet of the western right-of-way line of South Archer Road. The area in which these regulations apply is referred to in this subsection as the “I-2 industrial corridor buffer zone.”
    3. Allowed Uses:
      1. Permitted Uses: Only the following uses are permitted by right in the I-2 industrial corridor buffer zone:
        1. Offices
        2. Research Services (Commercial Service use category)
      2. Special Uses: Medical cannabis facilities may be approved as special uses in the I-2 industrial corridor buffer zone. No other special uses are allowed.
    4. Lot and Building Regulations: The lot and building regulations of Table 4-3 apply to all principal uses and structures in the I-2 industrial corridor buffer zone.

    5. Other Regulations: The following additional regulations apply in the I-2 industrial corridor buffer zone:
      1. All operations, activities and storage must be conducted within completely enclosed buildings.
      2. All areas not occupied by buildings, parking areas or sidewalks must be landscaped with trees, shrubs and groundcover plants.
      3. Exterior lighting fixtures must be shaded to avoid casting direct light upon property located in any R district or upon any public street or park.
      4. Parking garages, storage garages, truck storage garages and truck terminals are expressly prohibited.

11-4-6: Other Relevant Regulations

Uses and development in industrial zoning districts may be subject to other regulations and standards, including the following.
