CHAPTER 1213

IB, Industrial Business District

1213.01 INTENT.

   The IB, Industrial Business District provides locations for more intensive business operations and certain industrial uses in areas with excellent highway or railroad access. Such uses typically require direct auto traffic access and visibility from the highway. Industrial uses including warehousing, wholesale business and light manufacturing, when completely enclosed in a building and compatible with surrounding uses.

1213.02 PRINCIPAL PERMITTED USES.

   The following are principal permitted uses:
   • Artisan/maker space
   • Bar
   • Brewery
   • Community incubator kitchen
   • Data processing/computer center
   • Essential service facility
   • Government facility
   • Hookah/cigar/vape lounge
   • Indoor recreation (private and public)
   • Industrial trade school
   • Marihuana facility
   • Medical office
   • Microbrewery/distillery/winery
   • Pet grooming
   • Pet kennel
   • Primary caregiver (marihuana)
   • Printing production
   • Professional office
   • Self-storage
   • Solar energy system
   • Studio (dance, art, photography, etc.)
   • Testing/experimental/research facilities
   • Vehicle repair
   • Vehicle sales
   • Vehicle wash facility
   • Veterinary clinic
   • Warehouse

1213.03 ACCESSORY USES.

   The following are principal permitted accessory uses:
   • Drive-thru
   • Fence
   • Outdoor dining
   • Outdoor sales
   • Retail sales
   • Satellite television dish
   • Temporary event
   • Wind turbine
   • Outdoor storage (screened)
   • Parking lot (surface)
   • Uses customarily incidental to the principal use

1213.04 SPECIAL LAND USES.

   The following special land uses are permitted only after review and approval by the Planning Commission, in accordance with Chapter 1225: Special Land Use:
   • Gas station
   • Hospital
   • Hotel/motel
   • Industrial, light
   • Landscape nursery/greenhouse
   • Laundry/dry cleaner
   • Lumber/building material yard
   • Mental health facility
   • Outdoor recreation (private and public)
   • Parking structure
   • Restaurant, full service
   • Restaurant/café, take-away

      (1)   No minimum lot size is required, except that all industrial uses must have a minimum lot area of 10,000 sq. ft.
   (b)   Outdoor storage is only permitted when enclosed and screened with an eight-foot-high privacy fence or masonry wall. Chain link fences, with or without slats, are not an appropriate screening mechanism.
   (c)   Buildings must be setback a minimum of 200-feet from any residentially zoned property.
