CHAPTER 1215

I2, Heavy Industrial District

1215.01 INTENT.

   The I2, Heavy Industrial District offers locations for large-scale or specialized industrial operations that require higher-intensity vehicular and/or railroad access. Such uses may generate noise, glare, odors, dust, vibration, air pollution, or other nuisance characteristics that require greater buffering and other screening standards to protect the public and surrounding properties.

1215.02 PRINCIPAL PERMITTED USES.

   The following are principal permitted uses:
   • Artisan/maker space
   • Concrete/asphalt plant
   • Construction/farm equipment sales and/or repair
   • Data processing/computer center
   • Essential service facility
   • Industrial (heavy and light)
   • Industrial trade school
   • Lumber/building material yard
   • Marihuana facility
   • Packaging and distribution
   • Primary caregiver (marihuana)
   • Printing production
   • Professional office
   • Recycling facility
   • Self-storage
   • Solar energy system
   • Testing/experimental/research
   • Transportation and logistics
   • Truck terminal
   • Veterinary clinic
   • Warehouse
   • Wholesale
   • Wireless communication facility
   • Wind turbine

1215.03 ACCESSORY USES.

   The following are principal permitted accessory uses:
   • Fence
   • Microbrewery/distillery/winery (with outdoor dining)
   • Outdoor sales
   • Satellite television dish
   • Temporary event
   • Uses customarily incidental to the principal use
   • Vehicular repair
   • Outdoor storage (screened)
   • Retail sales
   • Vehicle wash facility

1215.04 SPECIAL LAND USES.

   The following special land uses are permitted only after review and approval by the Planning Commission, in accordance with Chapter 1225:
   • Concrete/asphalt crushing and recycling facility
   • Indoor recreation (private)
   • Gun range
   • Junkyard
   • Parking structure

      (1)   When the front yard is located on Michigan Avenue, Van Born, Hannan, Cogswell, Howe, Venoy, Annapolis, or Hubbard, a front yard setback of fifty-feet is required. Fifty percent of this setback may be used for parking and circulation.
      (2)   Building heights cannot be greater than the horizontal distance to the nearest residential property line.
   (b)   Outdoor storage is only permitted when enclosed and screened with an eight-foot-high privacy fence or masonry wall. Chain link fences, with or without slats, are not an appropriate screening mechanism.
