CHAPTER 1205

MF, Multiple-Family Residential District

1205.01 INTENT.

   The MF, Multiple-Family Residential District provides a range of dwelling types to increase housing choice, including, but not limited to townhouses, triplexes, fourplexes, apartments, and lofts.

1205.02 PRINCIPAL PERMITTED USES.

   The following are principal permitted uses:
   • Adult foster care, family home (1-6 adults)
   • Adult foster care, small group home (7-12 adults)
   • Adult foster care, large group home (13-20 adults)
   • Child care home, family (1-7 children)
   • Child care home, group (8-14 children)
   • Foster care, family home (1-6 children)
   • Foster care, family home (7+ children)
   • Multiple-family dwelling unit
   • Outdoor recreation (public)
   • Senior living (assisted and independent)
   • Two-family dwelling unit (duplex)

1205.03 ACCESSORY USES.

   The following are principal permitted accessory uses:
   • Accessory structure
   • Fence
   • Home occupation
   • Parking lot (surface)
   • Parking structure
   • Residential management facility
   • Satellite television dish
   • Solar energy system
   • Wind turbine
   • Use customarily incidental to the principal use

1205.04 SPECIAL LAND USES.

   The following special land uses are permitted only after review and approval by the Planning Commission, in accordance with Chapter 1226: Special Land Use:
   • Funeral home
   • Government facility
   • One-family dwelling unit
   • Outdoor recreation (private)
   • Public institution
   • School, K-12

1205.05 SITE DEVELOPMENT STANDARDS.

   (a)   The outside storage of lawnmowers, garden tractors, and articles of similar nature is prohibited.
   (b)   The following dimensional requirements apply:

   (c)   Residential units must meet the following minimum sizes:
      • EED Unit = 400 sq. ft. (only 25% of all units can be EED units)
      • 1-Bedroom Unit = 600 sq. ft.
      • 2-Bedroom Unit = 800 sq. ft.
      • 3-Bedroom Unit = 1,000 sq. ft.
   (d)   All principal buildings must be separated at least ten-feet from one another.
   (e)   All multiple-family residential projects must incorporate common open/civic space and private open space (i.e., terraces, patios, and/or porches).
   (f)   For a one-family dwelling unit on a single lot, the dimensional standards of Section 1203.05 apply.
   (g)   For a two-family dwelling unit on a single lot, the dimensional standards of Section 1204.05 apply.
