CHAPTER 1214

I1, Light Industrial District

1214.01 INTENT.

   The I1, Light-Industrial District offers areas for manufacturing, assembling, fabricating businesses, and limited commercial activities which generate minimum adverse impacts beyond the boundaries of their site. To minimize the adverse effects upon neighborhoods, uses must be primarily enclosed within buildings, and outdoor activities must be screened from view from residences and rights-of-way.

1214.02 PRINCIPAL PERMITTED USES.

   The following are principal permitted uses:
   • Artisan/maker space
   • Brewery
   • Community incubator kitchen
   • Data processing/computer center
   • Essential service facility
   • Industrial, light
   • Industrial trade school
   • Marihuana facility
   • Packaging and distribution
   • Pet grooming
   • Pet kennel
   • Primary caregiver (marihuana)
   • Printing production
   • Professional office
   • Self-storage
   • Solar energy system
   • Testing/experimental/research
   • Transportation and logistics
   • Truck terminal
   • Veterinary clinic
   • Warehouse
   • Wholesale
   • Wind turbines

1214.03 ACCESSORY USES.

   The following are principal permitted accessory uses:
   • Fence
   • Microbrewery/distillery/winery (with outdoor dining)
   • Outdoor sales
   • Outdoor storage (screened)
   • Retail sales
   • Satellite television dish
   • Temporary event
   • Uses customarily incidental to the principal use
   • Vehicular repair
   • Vehicle wash facility

1214.04 SPECIAL LAND USES.

   The following special land uses are permitted only after review and approval by the Planning Commission, in accordance with Chapter 1225:
   • Concrete/asphalt plant
   • Construction/farm equipment sales and/or
    repair
   • Indoor recreation (private/public)
   • Industrial, heavy
   • Landscape nursery/greenhouse
   • Lumber/building material yard
   • Outdoor recreation (private/public)
   • Parking structure
   • Recycling facility
   • Studio (dance, art, photography, etc.)
   • Wireless communication facility

      (1)   Building heights cannot be greater than the horizontal distance to the nearest residential property line.
   (b)   Outdoor storage is only permitted when enclosed and screened with an eight-foot-high privacy fence or masonry wall. Chain link fences, with or without slats, are not an appropriate screening mechanism.
