- I-2 ZONE HEAVY INDUSTRIAL
By virtue of its location within the comprehensive land development plan for the city, and because of the present character and extent of development within the area, and because of the existing anticipated accessibility to major transportation facilities, and because of the availability of adequate utilities and other public services, the I-2 zone is established in order to:
(1)
Promote and protect industrialization within this zone from incompatible uses such as residences and commercial establishments which would preempt land which is intended to be preserved for industrial uses in order to achieve a favorable balance of land uses within the city.
(2)
Ensure the development and ultimate stabilization of the zone in industrial uses of benefit to the economic welfare of the city.
(3)
Encourage the eventual elimination of incompatible uses.
(4)
Exclude uses which could be dangerous or offensive, or detrimental to the general character of this zone or vicinity by reason of emission of dust, gas, smoke, noise, fumes, odors, vibration, glare or otherwise.

The principal uses permitted in any I-2 zone shall in general include the uses permitted in I-1 zones, plus certain types of manufacturing and processing of raw materials and goods, and other uses, as specifically listed below.

The following uses are permitted within any I-2 zone:
(1)
Any use permitted in an I-1 zone, subject to the same requirements.
(2)
Chemical plants.
(3)
Concrete batch or mixing plants.
(4)
Customary accessory buildings and uses, provided that garage space be used exclusively for the storage of automotive vehicles.
(5)
Glass plants.
(6)
Manufacture of:
a.
Beauty shop and barbershop equipment;
b.
Electrical and automotive machinery, equipment and supplies;
c.
Fountain and beverage dispensing equipment;
d.
Machinery;
e.
Plywood, furniture and similar wood products;
f.
Rubber products; and
g.
Transportation equipment, including automobiles.

Metal fabricating plants.
(8)
Millwork and flooring processing.
(9)
Paper coating and glazing.
(10)
Textile manufacturing processes such as spinning, knitting, weaving, dyeing, combing and scouring.

Wood preserving plants.

Conditional uses listed in the I-1 zone shall be permitted within any I-2 zone, subject to the same requirements as the I-1 zone.
