ARTICLE 3

1.- ZONES

Sec. 93-3.1-1.- Zones created.

For the purposes of this chapter, the total area of the city is hereby divided into the following zones:

(1)

R-0 zone, one-family detached;

(2)

R-1 zone, one-family detached;

(3)

N-C zone, neighborhood commercial;

(4)

R-2 zone, two-family residential;

(5)

R-3 zone, single-family attached;

(6)

R-4 zone, multifamily residential;

(7)

R-I zone, residential infill overlay;

(8)

R-AD zone, residential architectural design;

(9)

C-R zone, commercial-residential;

(10)

C-1 zone, retail commercial;

(11)

C-2 zone, general commercial;

(12)

I-1 zone, light industrial;

(13)

I-2 zone, heavy industrial;

(14)

B-P zone, business park;

(15)

D-D zone, downtown development;

(16)

C-T zone, commercial transportation;

(17)

P-D zone, planned unit development;

(18)

R-5 zone, single-family attached and detached;

(19)

V zone, village;

(20)

R-SF Zone, residential single-family;

(21)

U-V Zone, urban village; and

(22)

A-D Zone, arts district overlay.

Sec. 93-3.1-2. - Zoning map.

The above zones are bounded and defined as shown on a map entitled "City of Hapeville Official Zoning Map" adopted February 21, 2023, as amended from prior maps, this map and all explanatory matters thereon is hereby made a part of this chapter, and will hereafter be referred to as "zoning map." This map shall be a public record. This map shall be retained in the office of city clerk and shall be made accessible to all affected through that office.

Sec. 93-3.1-3. - Rules for determining boundaries of zones.

Where uncertainty exists with respect to the boundaries of any of the aforesaid zones as shown on the zoning map, the following rules shall apply:

(1)

Where zone boundaries are indicated as approximately following the centerlines of streets, or street lines, those centerlines or street lines shall be construed to be those boundaries.

(2)

Where zone boundaries are so indicated that they approximately follow the lot lines, those lot lines shall be construed to be those boundaries.

(3)

Where the zone boundaries are neither lot lines nor centerlines of streets, nor street lines, unless dimensioned or otherwise clearly indicated on the zoning map, they shall be determined by use of the scale shown on the zoning map.
